Not the best lake I've ever fished if it fished as good as it looked it be worth the £15 day ticket. Only good for hardcore carp anglers who are willing to put the time in. Not my type of lake

Without doubt one of best fisheries for day ticket within Kent and Essex. Well kept, clean, scenic views and plenty of sizeable carp to try and locate. Also, Colin(fisheries manager) always on hand to answer any queries. Can't wait to get back there.

A hard days fishing. I fished The Old School pond an there was zero action all day for everyone. I was hoping for something easier as a beginner! A very shallow lake with lots on Snags and fallen trees branches in the swims. There were only 4 people fishing the pond when I was there, but there are a lot of swims so it would be really tight if fully booked. No bait shop or cafe, only a toilet but lovely grounds and close to London. Bailiff was nice and shared his tips, but I still blanked.

Combe bank fisheries not one of the best places I have ever fished I fished the school pond lake and felt that the bottom of the lake needed cleaning as you kept getting hooked up on the bottom and losing floats ect with all the old tree branches that were in the lake Fish stocks seem to be very poor can't say what the big lake was like but the place is very scenic a lot of the swims need tidying up because of over hanging trees. but overall the place is tidy

Brilliant fishery, I fished the old school pond and had a busy 6hrs. Lots of silvers mainly Roach to 1.5lb, Perch, Rudd And a few gudgeon on the float but only a very hungry Roach of about 1lb that tried to eat my snowman rig on my carp rod. Will be a regular lovely location and the estate lake looked gorgeous.
