Urban Botanical is a Botanical Design Service based in Dundee. Our bespoke service offers beautiful, romantic, naturally styled botanicals for your wedding or event. I established in 2016 Urban Botanical, my intention was to approach floristry from a fresh perspective, one not bound by rules or code. My background is in Fine Art having graduated with a BA Hons in Fine Art from Duncan of Jordanstone then continuing on to gain a Master’s degree in Art History from St Andrews University. After University I worked as a freelance Arts Educator running workshops in DCA and McManus Galleries for a few years prior to working in floristry. By 2015 I was working in a local florist, my second florist job but my urge to push the forbidden boundaries and explore the ‘frowned’ upon often caused disagreement. My background in Fine Art influences my approach to floristry, often problem-solving in a different manner from the ‘old fashioned’ or ‘traditional methods’ of floristry. The floristry that excited me was different, it was modern..… arty.. I decided then I had to find my own group of like-minded artist type florists. Through ‘The Glasgow Flower School’ I came to meet Jay Archer – Multi-award-winning florist Jay is known for championing British-grown, sustainable and seasonal flowers, and is widely respected within the wedding and floral industry. Jay talked about largely being self-taught, her work was beautiful, I was in love.. I finally found the definition of ‘floristry’ that I fitted into. My confidence started to grow and I started to really believe in myself but also I realised that just like Art, Floristry is subjective and not everyone will like what I like. During my final year at Art School, we learned the basics of being a ‘self-employed’ artist, learning things like how to quote and price a particular job based on materials, design, and execution which has obviously helped me a lot, also things like Brand Identity, bookkeeping, and accounts. Brand identity or brand ethos for me is something of a journey, constantly defining the things that are important to me, for what I want Urban Botanical to look like, what it represents. Whilst Urban Botanical is my career it is also my lifestyle. Country forage walks with my children is just normal for us, as is collecting ‘pretty weeds’ and wildflowers. Throughout the spring and summer, my ethos is to mainly use locally grown flowers, greenery, and herbs some of which produce the most delicate flowers as well as scent which is an important factor in my bridal work. Scent can evoke memories which is where my love for flowers started as a little girl picking flowers in my parent’s garden, making perfume, and potions. Do I like my job? YES – I love my job, working with nature, and the seasons is something I never realised I would love so much.

I work in private practice as a counsellor, a yoga teacher and also offer support to the business sector through my experience creating and leading an organisation in the charity sector. I am an open, supportive and approachable BACP registered counsellor, NLP Master practitioner and ACT therapist, specialising in Acceptance and Commitment Therapy (ACT) since 2014 - which is a valuable modern behavioural alternative to CBT, based on mindfulness, compassionate and values-led practices. I have extensive experience of working with abuse as founder and now Patron of a Domestic Abuse charity Daisy Programme | Our Patrons. I gained extensive experience of working with trauma, abuse whilst mindful of the legacy this leaves behind. My experience lends and informs my work in SME/charity sector providing coaching and motivational talks on creating a sustainable charity. I am a fully qualified yoga teacher combining yoga with therapeutic writing with a special interest in the menopause. My practice is reflective of my own life experiences and belief that each and every one of us has the answers to our questions, we just sometimes need someone to walk beside us on the road. In my private practice I work with the mind body, so many of our aches, pains and niggles maybe caused by trauma locked in the body so I am an advocate of connecting with self which is often the last thing we want to do. I however can support you to understand a little more how simple breathing exercises can make a difference. My work as a yoga teacher has informed my counselling practice in how tension, stress and anxiety contribute to our heightened state of hyper-arousal, anticipating, over-thinking whilst either living in the past or in the future, very often not in the now which is all we can influence. I am a qualified Mental Health Instructor for MHFA and have a particular interest in supporting those with mental and physical health difficulties Through my own lived experience I have managed the Menopause and am a member of the British Menopause Society. This is an area I also have specialist knowledge of. The menopause being a huge time of change. My hope is that through therapy you will find a way through the challenges and grow as a result of understanding your story so far. I work integratively which means I have a combined approach in the therapy room with no single modality (type of counselling) is the answer. I work with clients collaboratively showing acceptance and non-judgmentalism, positive regard and being open and congruent with them, valuing their uniqueness and belief in their ability to grow. I am passionate about using any creative approach, especially the use of writing for wellbeing and therapeutic purposes. I have studied therapeutic writing with The Writing Academy and run writing workshops which compliment my counselling & yoga work.

The first BOA Training and Education Strategy document was published in 2012. It set out an action centred approach to development work across four community domains and eleven projects. A year later we have taken the opportunity to refresh the strategy in the light of work completed, and some new initiatives reflecting the ever changing dynamic of surgical training and education. The BOA focuses its training and education resources on: Development of the T&O specialty training curriculum. Construction and delivery of an annual trainee instructional course, geared to a four year FRCS (Tr and Orth) cycle. Awards of fellowships and prizes. CESR courses for SAS surgeons aspiring to gain entry to the specialist register. Delivery of training the trainer and educational supervisor instructional courses. Delivery of MSK clinical assessment skills courses for those in Core Training. Revalidation of all T&O surgeons through our annual Congress with a series of clinical and other instructional content geared to a five year cycle. The development of our e-learning capability for both specialty training and broader revalidation purposes. The need for continuing pace The shape and diversity of the healthcare work force is evolving rapidly: all elements are doing more with less in order to contain NHS expenditure at a sustainable level. T&O in particular faces a unique set of challenges and the BOA has developed an action plan through which to address them: full details are contained in our Practice Strategy. Focused on high quality care for patients against the backdrop of a 15% and growing capacity gap in elective orthopaedics, the action plan highlights the need for better patient pathways, enhanced implant surveillance, strong partnerships between providers of acute care, multidisciplinary teams working seamlessly across the primary and secondary care divide, and clinical culture change within the T&O community. All this needs to be instilled in surgeons from the outset of their careers, and the challenge for the BOA as a Surgical Specialty Association is to identify, recruit, educate and nurture the best talent from medical schools and throughout their formative and specialty training in order to create sufficient: High quality T&O capacity with surgical capability in depth to meet future demand. Future clinical academic capacity to sustain the UK’s T&O research capability. The rationale for this is set out in the BOA Research Strategy In addition, we need to: Care better for our patients throughout their treatment pathways by engaging effectively and productively with General Practitioners, Nurses and Allied Health Professionals with an interest in orthopaedics. Accordingly we continue to broaden the scope of our training and education work. This will be essential if we are to encompass more fully the needs of the T&O community and the wider musculoskeletal multi-disciplinary team. Achieving this through an action centred, project based approach to Training and Education .

In Japanese, Ippo Ippo is written as 一歩一歩。 一 is the Japanese character for 'one'. 歩 is the character for 'step'. This makes 一歩一歩 literally 'one step one step'. In other words: 'step by step' or 'one step at a time'! The choice of name came about partly simply because of the nice, bouncy ring that 'Ippo Ippo' has to it. However, more important is the meaning. At Ippo Ippo, learning Japanese is less about sprinting to memorise every vocab item, grammar point or kanji, and more about the process of putting one step forward at a time, finding ways to have fun and explore through the language. Having experience across multiple property investment strategies and related businesses such as lettings management, sourcing and property consultancy. A landlord and business owner for 20 years, trainer, mentor and coach to the property industry for 12 years, member of the Property Educators Accreditation scheme and a CPD trainer, Arden has not only extensive experience in the industry, but also a track record of using that experience to train others to achieve their property goals. Buy To Let & Social Housing  With previous buy-to-let experience in Australia, Arden was immediately drawn to this as a primary strategy. Today, Arden has an extensive buy to let portfolio in the UK that he has built in Northampton, Nottingham and Hull. He has a range of houses for family lets, rented to both working tenants and within the social housing sector, and flats serving the young professional market. Arden says, “I think buy to let is the foundation of any successful property portfolio and this part of my portfolio was what allowed me to first achieve financial freedom. I think every investor needs to learn the fundamentals of buy to let, even if they ultimately choose to focus on other strategies within their portfolio because there are so many simple but important lessons to learn around being a good landlord and managing tenants effectively that you get from understanding this core strategy.”  HMO & Rent To Rent                         HMO was a natural progression from initial Buy to Let purchases to “increase my cash flow and take advantage of market conditions in my target area at that time being Nottingham.” With an extensive HMO portfolio, his preference are a larger number of smaller HMOs i.e. 4-6 tenants rather than a smaller number of large HMOs, although he has experience of both. How can an investor make this strategy work for them? “I believe HMO provides an excellent income stream and if done correctly can be a very stable income stream as well. I think the key to a successful HMO is setting it up correctly from the outset to make it as attractive and user friendly for tenants, and identify potential cost centres or savings before tenants go in and empowering my lettings agents to put together the right tenant mix to create a harmonious environment.”  Distressed Property & Adding Value  Every property that Arden has purchased has been distressed to some degree, as he says “I believe this is the one true route to make money out of property.” He has applied the lessons he has learnt on smaller projects as he has moved on to larger more complex investment properties. It’s also given him the opportunity to work with distressed sellers which he regards as a core skill in a property investor’s arsenal. As Arden says, “With a distressed seller, you are a solution provider trying to create a win/win situation where you can offer a route for the seller to sell the property that removes their financial burden, while at the same time offering an opportunity for you as an investor to make a fair profit.”  Commercial to Residential & Development                         As his confidence has grown, so has Arden’s willingness to commit to more complicated projects and he has successfully adopted commercial to residential conversions as a strategy since 2013 primarily working with either disused retail or office space which is in abundance in the UK. It’s not hard to see the appeal, as Arden says, “I find that there is a huge opportunity for value uplift in this strategy as the closer you get to effectively a shell, the more opportunities you have to make money.’                     Portfolios                    There are a number of options for approaching the acquisition of a portfolio, whether it’s title splitting a block of flats, via a freehold/leasehold strategy, organising a share buyout of a property company, or structuring a staggered sale to maximise buyer and seller value and tax savings. Arden has experience dealing with the simple acquisition of a portfolio to the complex and sometimes challenging world of dealing with portfolios in trouble, direct to owners, via agents, liquidators or administrators.                     Complimentary businesses and deal structuring  Having an interest in a lettings agency, experience running a sourcing business/property consultancy for 7 years and working with multiple business partners has taught Arden the value of building business clusters to support each other and working with business partners and private investors to make business happen. ‘Property deals can come together from your own resources, time and effort, but as your ambitions grow and the opportunities get bigger, it’s important to think about how private finance and joint ventures can create profit for you and your partners. I’d rather have a cut of something than the whole of nothing.’  Mentorship & Training               For Arden, it’s an honour to be invited to mentor to share his knowledge with others which provides enormous, personal satisfaction. Even though he’s not naturally outgoing, Arden admits that “As a self-confessed property geek, if you ask me questions about property, I’m happy to talk for days.” He encourages his mentees to “Soak up as much as you can from people who have done it before and been successful. Soak up the knowledge for sure, but also the motivation and mindset.” He concludes, “I don't think there is any better way to start in property than to work side by side with someone who has been where you are starting from and has proved how to make it work.”  CHRIS CORMACK Chris Cormack is a property investor and business owner with a vast experience working with people to develop their property investments and business growth. Helping people to succeed has been a large part of his business focus over the last 16 years as a mentor, trainer and coach. His understanding of the industry through building his own portfolio across a range of strategies enables him to work with clients around their goals so they achieve whichever outcome they are looking for. Chris is recognised within the property industry and is member of the Property Educators Accreditation scheme and is CPD certified. From a standing start in November 2004 Chris built his property business across various strategies within the property industry. Property had a great appeal for 5 reasons: 1. Being his own boss  2. Recurring monthly income  3. Large lump sums of income 4. Long term capital growth 5. Opportunity to help others benefit from the same reasons 1-4. BUY TO LET & SOCIAL HOUSING  Chris believes "Buy To Lets are the foundation to any successful property portfolio because it's the quickest way to generate income while you learn the initial fundamentals of the business. Demand is high across the country for BTL which other strategies don't necessarily have. Within our portfolio we have a wide mix of tenants including families, couples, singles as well as fixed term guaranteed social housing contracts." Understanding the industry and our responsibilities is paramount and gives us the necessary grounding to progress income across other strategies. A number of his properties have been used as serviced accommodation through a commercial contract. These have resulted in guaranteed income, ensuring a hands off pain free outcome. HMO  Chris continues "For larger income, having HMOs brings considerable changes to your monthly bank account which was our natural progression. A major learning moving into HMOs was all the necessary fire requirements and additional management needs. These of course add costs which are not present with your BTL's. Having this knowledge prior to committing to this strategy is important along with a deep understanding of who will be your tenant market. Generally this is less flexibility so more targeted research initially is imperative to achieve your successful outcome. ADDING VALUE & FLIPS Lump sums of income is an area Chris has targeted when buying properties, modernising them and selling them. A key component to achieve these returns is looking to see where true value can be added, increasing value is paramount here. His view on this is that while it generates substantial income it also gives the opportunity to allow faster growth within his portfolio. Having addition capital to invest gives a wider deal choice and opportunities to structure deals. "Having greater tools while in front of a motivated seller allows you the facility to be more creative especially if you can offer a solution to their current situation." STRUCTURING SOLUTIONS  Over the years he has been able to structure deals which has helped the seller which in turn helped him dramatically reduce initial capital to acquire the property. "The key is to focusing on them, the seller and come to a win, win scenario." Achieving this has added numerous properties to the portfolio.  With a deal seeing what is really there gives Chris an edge. Where most people see a single outcome in a deal Chris likes to look for multiple outcomes across strategies. As his experience has developed the confidence has taken him into larger projects which can deliver multiple opportunities. Understanding the finance and tax implication can give additional advantages. Having bought a portfolio with land created multiple flip opportunities which resulted in the land cost him nothing, free land. Having free land gave him further choices around planning. Sell with planning or build out and sell with a decision based on whichever gives the greater return for time/money invested. MENTORSHIP, COACHING AND TRAINING Chris has been mentoring property investors since 2007. He himself had the benefit of a mentor and fully understands how it accelerates your portfolio growth, "money well spent" and that's from a Scotsman....! "It was a privilege to be asked and was something I had wanted to do, so I enthusiastically jumped at the chance." Being able to pass on market experience, as well as working with people to develop the best strategy for them is extremely rewarding. Sometimes it's the smallest thing that creates the biggest impact and it does not matter if you are new or have some experience in property, accessing another person's experience is a springboard to a new set of outcomes, for the better.

Thank you for visiting touchtennis.com, and welcome to the tribe. touchtennis was founded by Rashid Ahmad in 2002 (or it may be 2003 depending on how many slams he wants to credit himself with) and his initial vision was simple – to create a sport that works for every age and every ability, possible to play anywhere, that will foster fun and connection above all, as well as of course getting people fit, energised and moving. Played on a 12 x 6 metre compact court with foam balls, a foldaway and easy to set up net and 21 inch tennis racquets, you can set up to play wherever you like from your school, park, garden or even the beach. Although the game is particularly attractive to beginners and less experienced tennis players looking to improve their hand-eye coordination, if you want to take it a step further from your garden, you might be interested in joining the growing touchtennis world tour. With Slams and Masters Tournaments, the tour has attracted players of all abilities who compete like lunatics for ranking points and prize money. But mainly just for the larks! Because, you see, the key to touchtennis is the amount of spin, deft stroke-play, chess-like tactics and unique, sometimes even silly, rules like using your body to make shots after (and only after) you’ve made a shot by throwing your racquet at a ball you couldn’t reach. It’s a game that is brains over brawn, touch over power, spin over strength, flair over fighting. And this is where the bigger vision comes in and why we would love you to join us – we believe as people soften their approach to sport they can soften their approach to life and that touchtennis can become about connection, community, purpose and a sense of belonging in something fun and healthy instead of to violent gangs or peer pressure activities or just to break the habit of your life stressors. We all have them. The bigger picture is to see touchtennis being a force for change and good around conflict and violence. A court straddling the borders of warring countries where individuals from those nations are seen battling their feelings through the skill and expertise of touchtennis and having fun doing it, perhaps even sharing a doubles partner with someone from the opposite country would be Rashid’s dream. (We are also striving to make our products sustainable and cheap for the whole world to be able to afford to play.) touchtennis shows that what divides is not as great as what unites us in this instance via a playful, intricate but easy sport. Friends of St. Michael’s was registered with the Charity Commission in 2009. Fiona, a Trustee, had a wonderful time at St. Michael’s in her Gap Year in 2002. She returned to the school every year and started the building of the library. Other visits followed by members of her family and friends - all being moved by the love and friendship they received, and the drive and desire to do something to help. logo It was decided that the best way to give a clear focus to the efforts to support the school, both in practical ways on the ground and to help with fundraising, was to form a charity. Bishop Willigers Secondary School is next door to St. Michael’s. To encourage transition from primary to secondary and help support the parents it was felt necessary to encompass Bishop Willigers SS and the immediate community into our charitable aims. The charity is education and welfare-focused - to advance the education and welfare of the 600+ children at St. Michael's, the building and development of Bishop Willigers Secondary (300 pupils) and to help the immediate community - the village of Namunyumya. As a small charity with no overheads, such as salaries or rent, we are able to ensure that all donations go to where they are needed. At least 2 of the trustees travel out separately on an annual basis to oversee the various projects, sleeping at St. Michael's and getting involved with the life of the school and community. How We Work We are a small “kitchen table” UK registered charity. By this we mean we have no premises, only our own homes, and no equipment except that which we use in our everyday lives. Our trustees all volunteer their time and experience. At least 2 of the trustees travel to Namunyumya to oversee the projects every year and all donations are used in support of our Charitable Objectives. We feel strongly that all money given to the charity goes to help the schools and and the village of Namunyumya. We work closely with St Michael’s and the other village schools, staff, parents and school managements and the village of Namunyumya to ensure that all money and gifts are being spent wisely and on projects that are sustainable. Communication with the schools and community takes place frequently. In this way our support can be focused, relevant and up to date.
