ARDEN HANLEY                                                                          Arden Hanley is a property investor, business owner, consultant and trainer. Having experience across multiple property investment strategies and related businesses such as lettings management, sourcing and property consultancy. A landlord and business owner for 20 years, trainer, mentor and coach to the property industry for 12 years, member of the Property Educators Accreditation scheme, Arden has not only extensive experience in the industry, but also a track record of using that experience to train others to achieve their property goals. Buy To Let & Social Housing  With previous buy-to-let experience in Australia, Arden was immediately drawn to this as a primary strategy. Today, Arden has an extensive buy to let portfolio in the UK that he has built in Northampton, Nottingham and Hull. He has a range of houses for family lets, rented to both working tenants and within the social housing sector, and flats serving the young professional market. Arden says, “I think buy to let is the foundation of any successful property portfolio and this part of my portfolio was what allowed me to first achieve financial freedom. I think every investor needs to learn the fundamentals of buy to let, even if they ultimately choose to focus on other strategies within their portfolio because there are so many simple but important lessons to learn around being a good landlord and managing tenants effectively that you get from understanding this core strategy.”  HMO & Rent To Rent                         HMO was a natural progression from initial Buy to Let purchases to “increase my cash flow and take advantage of market conditions in my target area at that time being Nottingham.” With an extensive HMO portfolio, his preference are a larger number of smaller HMOs i.e. 4-6 tenants rather than a smaller number of large HMOs, although he has experience of both. How can an investor make this strategy work for them? “I believe HMO provides an excellent income stream and if done correctly can be a very stable income stream as well. I think the key to a successful HMO is setting it up correctly from the outset to make it as attractive and user friendly for tenants, and identify potential cost centres or savings before tenants go in and empowering my lettings agents to put together the right tenant mix to create a harmonious environment.”  Distressed Property & Adding Value  Every property that Arden has purchased has been distressed to some degree, as he says “I believe this is the one true route to make money out of property.” He has applied the lessons he has learnt on smaller projects as he has moved on to larger more complex investment properties. It’s also given him the opportunity to work with distressed sellers which he regards as a core skill in a property investor’s arsenal. As Arden says, “With a distressed seller, you are a solution provider trying to create a win/win situation where you can offer a route for the seller to sell the property that removes their financial burden, while at the same time offering an opportunity for you as an investor to make a fair profit.”  Commercial to Residential & Development                         As his confidence has grown, so has Arden’s willingness to commit to more complicated projects and he has successfully adopted commercial to residential conversions as a strategy since 2013 primarily working with either disused retail or office space which is in abundance in the UK. It’s not hard to see the appeal, as Arden says, “I find that there is a huge opportunity for value uplift in this strategy as the closer you get to effectively a shell, the more opportunities you have to make money.’                     Portfolios                    There are a number of options for approaching the acquisition of a portfolio, whether it’s title splitting a block of flats, via a freehold/leasehold strategy, organising a share buyout of a property company, or structuring a staggered sale to maximise buyer and seller value and tax savings. Arden has experience dealing with the simple acquisition of a portfolio to the complex and sometimes challenging world of dealing with portfolios in trouble, direct to owners, via agents, liquidators or administrators.                     Complimentary businesses and deal structuring  Having an interest in a lettings agency, experience running a sourcing business/property consultancy for 7 years and working with multiple business partners has taught Arden the value of building business clusters to support each other and working with business partners and private investors to make business happen. ‘Property deals can come together from your own resources, time and effort, but as your ambitions grow and the opportunities get bigger, it’s important to think about how private finance and joint ventures can create profit for you and your partners. I’d rather have a cut of something than the whole of nothing.’  Mentorship & Training               For Arden, it’s an honour to be invited to mentor to share his knowledge with others which provides enormous, personal satisfaction. Even though he’s not naturally outgoing, Arden admits that “As a self-confessed property geek, if you ask me questions about property, I’m happy to talk for days.” He encourages his mentees to “Soak up as much as you can from people who have done it before and been successful. Soak up the knowledge for sure, but also the motivation and mindset.” He concludes, “I don't think there is any better way to start in property than to work side by side with someone who has been where you are starting from and has proved how to make it work.”  CHRIS CORMACK Chris Cormack is a property investor and business owner with a vast experience working with people to develop their property investments and business growth. Helping people to succeed has been a large part of his business focus over the last 16 years as a mentor, trainer and coach. His understanding of the industry through building his own portfolio across a range of strategies enables him to work with clients around their goals so they achieve whichever outcome they are looking for. Chris is recognised within the property industry and is member of the Property Educators Accreditation scheme. From a standing start in November 2004 Chris built his property business across various strategies within the property industry. Property had a great appeal for 5 reasons: 1. Being his own boss  2. BUY TO LET & SOCIAL HOUSING  Chris believes "Buy To Lets are the foundation to any successful property portfolio because it's the quickest way to generate income while you learn the initial fundamentals of the business. Demand is high across the country for BTL which other strategies don't necessarily have. Within our portfolio we have a wide mix of tenants including families, couples, singles as well as fixed term guaranteed social housing contracts." Understanding the industry and our responsibilities is paramount and gives us the necessary grounding to progress income across other strategies. A number of his properties have been used as serviced accommodation through a commercial contract. These have resulted in guaranteed income, ensuring a hands off pain free outcome. HMO  Chris continues "For larger income, having HMOs brings considerable changes to your monthly bank account which was our natural progression. A major learning moving into HMOs was all the necessary fire requirements and additional management needs. These of course add costs which are not present with your BTL's. Having this knowledge prior to committing to this strategy is important along with a deep understanding of who will be your tenant market. Generally this is less flexibility so more targeted research initially is imperative to achieve your successful outcome. ADDING VALUE & FLIPS Lump sums of income is an area Chris has targeted when buying properties, modernising them and selling them. A key component to achieve these returns is looking to see where true value can be added, increasing value is paramount here. His view on this is that while it generates substantial income it also gives the opportunity to allow faster growth within his portfolio. Having addition capital to invest gives a wider deal choice and opportunities to structure deals. "Having greater tools while in front of a motivated seller allows you the facility to be more creative especially if you can offer a solution to their current situation." STRUCTURING SOLUTIONS  Over the years he has been able to structure deals which has helped the seller which in turn helped him dramatically reduce initial capital to acquire the property. "The key is to focusing on them, the seller and come to a win, win scenario." Achieving this has added numerous properties to the portfolio.  With a deal seeing what is really there gives Chris an edge. Where most people see a single outcome in a deal Chris likes to look for multiple outcomes across strategies. As his experience has developed the confidence has taken him into larger projects which can deliver multiple opportunities. Understanding the finance and tax implication can give additional advantages. Having bought a portfolio with land created multiple flip opportunities which resulted in the land cost him nothing, free land. Having free land gave him further choices around planning. Sell with planning or build out and sell with a decision based on whichever gives the greater return for time/money invested. MENTORSHIP, COACHING AND TRAINING Chris has been mentoring property investors since 2007. He himself had the benefit of a mentor and fully understands how it accelerates your portfolio growth, "money well spent" and that's from a Scotsman....! Founded in 2005, GymFun Gymnastics Club began as a Newtownabbey based Gymnastics Club specialising in recreational gymnastics. We work in partnership with Ulster University and are based at the Jordanstown Campus. We provide fun-filled classes, training, participation and performance opportunities for boys, girls, teenagers and young adults of all abilities. The name GymFun reflects our approach to the sport of gymnastics. Our motto is ‘Serious Smiles' which captures the spirit of all of our activities. We focus on developing children's fundamental movement skills and confidence through a positive and FUN environment. We believe that all children can benefit from postitive gymnastics experiences and that this can help them develop the physical literacy needed for an active life. We fully subscribe to the belief that gymnastics is to sport and physical activity as the alphabet is to reading. We therefore emphasise the mastery of gymnastics skills rather than competitive success. It is our belief that all children, regardless of ability, should be provided with an enjoyable, high quality, recreational gymnastics experiences to enable them to achieve their potential. We strive to ensure our classes are run to the highest standards and we are constantly evolving our programme. Our Membership GymFun Jordanstown is one of the largest recreational gymnastics club in the Newtownabbey. In our Jordantown classes we have over 450 GymFunners training with us every week! Our members include primary and post primary boys and girls of all abilities. Most members attend once a week for a one hour class. Some members train up to 2.5 hours per week. Gymnasts progress, at their own pace, through 4 levels (Enjoy - Learn, Perform, Master) of the GymFun programme . As our members get older we work closely with them to plan and structure sessions that will meet their motivations and needs. Many of our teenage gymnasts are also training as GymFun Leaders through membership of our Young Leaders Academy Quality Marks At GymFun Gymnastics Club, in keeping with our 'Serious Smiles' approach, we believe in providing professional recreational gymnastics provision and strive to ensure that our member's gymnastics experiences are as positive and happy as they can be. GymFun is the proud recipient of the British Gymnastics 'GymMark' accreditation. This quality mark is in recognition of the safe, child friendly, effective environment we have worked very hard to develop. GymFun Student Employability Programme Developing the gymnastics coaching workforce is one of our priorities at GymFun. We work in partnership with Ulster University and British Gymnastics NI, delivering the GymFun Student Employability Programme. This programme is unique in the UK and is the most significant contributor to recruiting, training and deploying new coaches into the sport of gymnastics in Northern Ireland. We are proud to say that many of our graduates have gone on to open their own gymnastics clubs and/or are working in full time gymnastics careers, impacting the development of the sport across the province. Irish Football Association Partnership We are also working with the IFA Young Girls Excellence programme. This work involves providing gymnastics specific strength, conditioning and flexibility training to the IFA junior girls squads. Within the last 3 years I have completed my QCF Level 3 Diploma in Health and Social Care, Level 4 Certificate in Assessing and Certificate in Teaching through University of ulster. I am currently completing my Internal Verifiers Award at Level 4 and involved in development and design of an e-learning platform to deliver a blended learning programme within the field of Health and Social Care. I am passionate about the quality of care being delivered and believe it is reflected in the quality of training and opportunities available to the staff. Class content consists of a continuous flow of movements that are well balanced and designed to develop and strengthen, stretch and tone, as well as mobilise your joints. I ensure that you are well supported and able to perform the exercises properly, so that you understand what you are trying to achieve and how you can benefit the most. You can also practice as much as you like in between your class should you wish, as I record, edit and upload my weekly Pilates class to my On Demand Video Library. These classes are fantastic way to further develop your knowledge and experience of Pilates. JFP Intermediate Pilates During all of these classes I offer progressive and more dynamic exercise options, which are ideal for you if you already have a good level of fitness from other types of activities, or sport, or if you already have a good knowledge of Pilates exercise and are looking for that extra challenge. JFP Advanced Pilates Ideal if you have been practising Pilates for quite some time, are fit and healthy and would like to push the boundaries by joining a class that often includes a powerful and challenging abdominal workout section, with exercises taken from the original classical mat sequences developed by Joseph Pilates. What do I need? All you need to do to take part in Pilates are some comfortable clothes, and if taking part in online classes, a space to lie down and access to a laptop, PC, iPad, tablet or mobile phone. A mat is optional, although most people tend to have their own. If not you are welcome to borrow one of mine. A Pilates head cushion can be useful, or a folded towel will do the same job if you do not have one. Online classes take place via the online meeting platform ZOOM which is ever so easy to set up. If you are not so sure, you can always contact me to help you and you can also take a look at my ZOOM Hints and Tips article in my blog area. What do I need to remember? You should always listen to your own body and work at a level that is right for you, especially when participating in online classes. I aways say that nothing I say is ever compulsory; if you feel like you need to take a rest that is absolutely what you must do. If at any point during your class you begin to feel faint, dizzy or have physical discomfort, you should stop immediately and seek medical advice. Please follow instructions careful and apply your judgement regarding the suitability of any exercises, choosing the level and any progressions that are appropriate for you, and resting when you need to do so. Where do I start? If you want to fly and operate drones professionally, the General VLOS Certificate (GVC) is the most practical and effective way to reach your aims. Legally you don't need any special training or certification to fly drones commercially (just a Flyer ID, Operator ID and correct insurance), however for most operators the limitations on where you can fly and how close you can get to people are far too restrictive to be practical. This is referred to as the Open Category. It is possible to fly with fewer restrictions in Open Category via the A2 Certificate of Competence (A2 CofC), however there are some strong caveats with regards to its usefulness and longevity (see the A2 CofC below for more info). The way to remove and reduce the limitations on where you can fly is by obtaining a CAA Operational Authorisation (an "OA") so you can operate in what's called the Specific Category. To obtain an OA, you first need to complete a GVC course with an approved training provider, like AV8. The OA is a formal permission that allows you to fly drones up to 25kg inside congested and built up areas and to within 50m of people. The important distinction to note is that this 50m separation distance is measured as an invisible "bubble" around the drone, as apposed to the 50m "cylinder" that applies in the Open Category. This effectively means that, subject to certain safety precautions, you have enormous freedoms in where you can fly, even to the point of flying overhead people if you're more than 50m above them if it can be done safely (and for no longer than necessary). An OA also provides you with a far more professional client-facing image, so much so that its estimated that around 80% of the UK's £42bn drone industry is only available to operators with an OA, since most clients specify it as a baseline requirement. If you're planning on flying for another drone operator, it will also very likely be a requirement that you have. a full GVC. The GVC is a pilot competency course designed to provide you with everything you need to obtain an Operational Authorisation (OA) from the CAA. It consists of some online study, an exam conducted under formal conditions, the creation of an operations manual, and finally a practical flight test. Once you've completed the course, you're awarded both the GVC and A2 CofC (our courses are modular!) and you can then use your shiny new certificate to apply to the CAA (see below for more info on the OA). Having a GVC brings a lot of flexibility and professionalism to your drone operations. You learn about flight operations, meteorology (the weather), flight performance, as well as the practicalities of planning and conducting safe and legal drone flights. Depending on your circumstances, the course can be finished in as little as a week, however most students complete it over the course of 4 to 6 weeks on a part time basis. The theory section of the course is completed online via our virtual learning environment; super easy to use and navigate and there are lots of quizzes and knowledge checks to keep you on track. Once you're ready, the exam is online and on-demand 24/7/365 (literally!). You'll connect with a proctor (a human being) who'll help you get set up and ready. The exam is multiple choice and covers the same areas as the knowledge checks. Because of the way our courses are structured we have a near 100% first time pass rate, however if you happened to have a bad day we provide you with some additional support and retakes of the exam are always free. With the exam complete you'll be able to log in to Flight Docs, our very own automated system for creating your operations manual. It takes around 30 minutes, after which you'll have a full compliant and formatted document sitting in your inbox. The final step is your practical flight test. We have a network of flight examiners across the whole of the UK from which you can choose the one closest and most convenient to you. We also provide you with the details of how the flight test is performed right at the start of your course so you can practice whilst you study. The test itself consists of planning for the flight, setting up, completing the various manoeuvres, responding to simulated emergencies and closing your operation down. It may seem a little daunting but we guide you every step of the way.

No Boundaries Cricket Club is a registered (14004918) Community Interest Company (a type of company introduced by the United Kingdom government in 2005 under the Companies (Audit, Investigations and Community Enterprise) Act 2004, designed for social enterprises that want to use their profits and assets for the public good. CICs are intended to be easy to establish, with all the flexibility and certainty of the company form, but with some special features to ensure they are working for the benefit of the community. They are overseen by the Regulator of Community Interest Companies. It was established by Dr Simon Chowdhury and Chris Marshall in March 2022 and the CIC36 application can be viewed here and the Articles of Association here. Subsequently this Board Note was produced confirming that Dr Chowdhury will be Chair and that both founding members have a right of veto over new members, and at the same time Sandra Marshall was appointed Company Secretary & Treasurer. Introduction As the name implies we are a Cricket based Community Interest Company (NOT a Charity Team) whose primary aim is to educate people on the benefits and opportunities cricket proves. We will put together teams to introduce people to the game and from time to time we will play games to awareness and raise funds, but we are very much a Business aiming to make profits which in turn we will use to achieve these objectives We have two distinct sides to the Club: On the field we aim to provide opportunities to play cricket in the right spirit. All are welcome, but the focus is on introducing woman and children to the game of cricket. Off the field we aim to raise funds and awareness and run educational programs focussed on diversity, inclusiveness, and racism and improving animal welfare. This is important to recognise as it means we have two distinct sides to the Club which each require their own distinct structure(s) to run. Off The Field The CIC is fundamentally a limited company guaranteed by liability (£1 per member – which is the CIC term for Director). There are currently three Directors, the founders Dr Simon Chowdhury (Chair), Sandra Marshall (Company Secretary & Treasurer) and Chris Marshall. We are open to having up to 5 Directors in due course but are in no rush. New Directors must be appointed with a specific objective in mind and with the relevant skill set. Anyone thinking they can contribute can put themselves forward. It is important that the CIC does not spread itself too thin or over extend itself so will be selective as to how many charities/causes we actively support on an ongoing basis. We will have one per Director with that Director being responsible for the relationship and activities relating to that charity. Dr Chowdhury has selected the NHS, Chris being an allrounder has elected Animal Welfare for his focus. The blog will provide awareness and educational content for the charities and causes that we support. We will invite guest contributors to help them develop their writing skills and presence. We want to secure funding and grants to deliver educational programs both online and in person with schools, clubs, organisations and communities to help disadvantaged children to improve their lives through involvement with and through cricket. The same applies to our animal welfare objective. We want to promote job opportunities in and around cricket, not just playing: scoring, umpiring, ground staff. We can set up/facilitate training programs and look at working with local clubs to give people work experience and exposure to these skills. On The Field We are NOT aiming to be a celebrity charity cricket club playing at high profile venues. We will play at local clubs against the local club with our team made up of club members, guests, and local cricketers. Our cricket games will have two very specific objectives: 1) to support the nominated cause, as well as our partners and sponsor, and 2) to introduce as many boys, girls and woman as possible to the game of cricket. We will hold coaching and playing sessions at the club on the morning for both club members and newcomers to the game and in the afternoon, we will play a game (or games) which allow all to play. We will introduce a recognised structure to run the cricket side of the club: Director of Cricket, Club Captain, Vice Captains, Safeguarding & Welfare Officer. We will keep an open mind to absorbing other clubs into our ‘tribe’: charity specific ones and higher profile celebrity ones which help expand our reach and ability to help more people and animals BUT we need to walk before we run. We can maintain relationships with these clubs, and possibly play them, but our initial priority and focus is NBCC. We will not be paying for grounds, or for people to play. Players will cover their own costs associated with games.
