All change today in Wales. The Housing Act 1988 no longer applies in the sense
of assured shorthold tenancies have all converted to occupation contracts and
can no longer be granted. These are major changes, though once the dust settles
we expect this to be largely "business as usual", collecting rents, doing
viewings, arranging repairs etc. Only time will tell if these changes are really
the success hoped for or largely cosmetic. We are hearing stories of many
landlords leaving the market, and this may cause problems for tenants (now
contract-holders!) with a lack of stock and rising prices due to a shortage of
properties. The rising rents could be good for landlords who stay and the
limited stock will mean landlords can be cautious about to whom they choose to
