Founded in 2016, Breakdown Bolton is a community interest company which is peer led by qualified and experienced artists who have had experience of mental health issues. We work in many different art forms and aim to offer our participants high quality arts classes, exhibition, and cultural opportunities. We do this by promoting high level creativity, individual expression, and empowerment through art, in a safe and positive environment for those across the Greater Manchester region. At Breakdown Bolton we focus on increasing accessibility to art for those with lived experience of mental health and substance misuse issues. We are passionate about breaking down the barriers, stigma and prejudice and raising awareness of these issues. Breakdown Bolton can provide a stepping stone towards further artistic development for a person whose education, employment, and creative practices have been interrupted by poor mental health or substance misuse issues. At Breakdown Bolton we have a diverse range of skills within the team which we use to develop and deliver projects of the highest quality. We are professional artists educated at University level, having had visual artwork and writing published and commissioned. Our members have been awarded both individual and collective grants from bodies such as the Arts Council and are Unltd Alumni. In 2017, Breakdown Bolton was nominated for a National Diversity Award. Since then, we have been recipients of a New Art Space through Castlefield Gallery, worked closely with NeoArtists in Bolton, and have forged strong working partnerships with regional arts education organisations such as theatres, galleries, and local community services.

I’m a foodie through and through! I like to eat! I like to cook! Variety is the spice of life, and we shouldn’t get stuck in a rut when we cook. Cooking is a creative process and should be one of life’s great pleasures. I am a big fan of the local Ayrshire seasonal produce, and recently demonstrated dishes at the Ballantrae Festival of Food and Drink 2020 and Newmilns Food Festival, 2017. I am lucky to live in a beautiful part of the world. Maybole is sandwiched between Culzean Castle and Country Park and Alloway where Robert Burns was born. The area is steeped in history and an abundance of local artisan produce. Farm shops sell Ayrshire meat, cheese, vegetables and all manner of other products. Of course, the coast is close by too with a fantastic array of seafood. With all of this on my doorstep, its not hard to be inspired. I believe it is important that we can all cook at least a few great dishes from scratch. Unfortunately, so many people don’t have the skills or confidence in the kitchen. Many people are short of time, and for some, cooking skills simply haven’t been passed down to them. There is an increasing awareness of the health benefits of eating nutritious home cooked meals. Furthermore, I think its very important that people eat together, in order to socialise and share time. BACKGROUND Prior to Home Cook School, I worked as a Lecturer within the Creative Industries Department at a local Further Education College. My role involved working with various student groups – both advanced and non-advanced, community groups and school classes. I love teaching people and seeing them develop knowledge, skills and confidence! Since I was very young, I have been a keen cook. I have travelled extensively, and learned from many different international cuisine styles. My husband and I love to eat out and plan our holidays around breakfast, lunch and dinner! I have attended many cook school classes including Tuscan and Croatian styles. I am a strong advocate of reducing food waste by shopping thriftily, planning and using leftovers and often integrate these principles into my lessons. For years, many friends and family would ask me to share my recipes and cooking tips – this combined with my years of teaching experience, consequently gave me the idea to launch Home Cook School. For a long time, I was keen to become self-employed however, due to work and family commitments, I was never able to fully devote myself to the concept. In 2014 I gave up my Lecturing job (after 12 years) to focus on bringing up my young family. The following year I moved to Maybole, South Ayrshire and finally had a kitchen big enough to run classes from! In 2016, I decided to launch Home Cook School. I feel passionate about sharing my love and knowledge of home cooking with anyone who is keen to realise their ambition to become a better home cook! We are certified to deliver Zero Waste Scotland Love Food Hate Waste Cascade Training. We recycle our waste and when clients require disposable plates and cutlery for buffets, we use biodegradable products. We also car share where possible! GROW YOUR OWN We encourage our clients to try growing their own fruit, vegetables and herbs in our classes. We use home grown produce in many of our classes and catering. How can an investor make this strategy work for them? “I believe HMO provides an excellent income stream and if done correctly can be a very stable income stream as well. I think the key to a successful HMO is setting it up correctly from the outset to make it as attractive and user friendly for tenants, and identify potential cost centres or savings before tenants go in and empowering my lettings agents to put together the right tenant mix to create a harmonious environment.”  Distressed Property & Adding Value  Every property that Arden has purchased has been distressed to some degree, as he says “I believe this is the one true route to make money out of property.” He has applied the lessons he has learnt on smaller projects as he has moved on to larger more complex investment properties. It’s also given him the opportunity to work with distressed sellers which he regards as a core skill in a property investor’s arsenal. As Arden says, “With a distressed seller, you are a solution provider trying to create a win/win situation where you can offer a route for the seller to sell the property that removes their financial burden, while at the same time offering an opportunity for you as an investor to make a fair profit.”  Commercial to Residential & Development                         As his confidence has grown, so has Arden’s willingness to commit to more complicated projects and he has successfully adopted commercial to residential conversions as a strategy since 2013 primarily working with either disused retail or office space which is in abundance in the UK. It’s not hard to see the appeal, as Arden says, “I find that there is a huge opportunity for value uplift in this strategy as the closer you get to effectively a shell, the more opportunities you have to make money.’                     Portfolios                    There are a number of options for approaching the acquisition of a portfolio, whether it’s title splitting a block of flats, via a freehold/leasehold strategy, organising a share buyout of a property company, or structuring a staggered sale to maximise buyer and seller value and tax savings. Arden has experience dealing with the simple acquisition of a portfolio to the complex and sometimes challenging world of dealing with portfolios in trouble, direct to owners, via agents, liquidators or administrators.                     Complimentary businesses and deal structuring  Having an interest in a lettings agency, experience running a sourcing business/property consultancy for 7 years and working with multiple business partners has taught Arden the value of building business clusters to support each other and working with business partners and private investors to make business happen. ‘Property deals can come together from your own resources, time and effort, but as your ambitions grow and the opportunities get bigger, it’s important to think about how private finance and joint ventures can create profit for you and your partners. I’d rather have a cut of something than the whole of nothing.’  Mentorship & Training               For Arden, it’s an honour to be invited to mentor to share his knowledge with others which provides enormous, personal satisfaction. Even though he’s not naturally outgoing, Arden admits that “As a self-confessed property geek, if you ask me questions about property, I’m happy to talk for days.” He encourages his mentees to “Soak up as much as you can from people who have done it before and been successful. From a standing start in November 2004 Chris built his property business across various strategies within the property industry. Property had a great appeal for 5 reasons: 1. Being his own boss  2. BUY TO LET & SOCIAL HOUSING  Chris believes "Buy To Lets are the foundation to any successful property portfolio because it's the quickest way to generate income while you learn the initial fundamentals of the business. Demand is high across the country for BTL which other strategies don't necessarily have. Within our portfolio we have a wide mix of tenants including families, couples, singles as well as fixed term guaranteed social housing contracts." Understanding the industry and our responsibilities is paramount and gives us the necessary grounding to progress income across other strategies. A number of his properties have been used as serviced accommodation through a commercial contract. These have resulted in guaranteed income, ensuring a hands off pain free outcome. HMO  Chris continues "For larger income, having HMOs brings considerable changes to your monthly bank account which was our natural progression. A major learning moving into HMOs was all the necessary fire requirements and additional management needs. These of course add costs which are not present with your BTL's. Having this knowledge prior to committing to this strategy is important along with a deep understanding of who will be your tenant market. Generally this is less flexibility so more targeted research initially is imperative to achieve your successful outcome. ADDING VALUE & FLIPS Lump sums of income is an area Chris has targeted when buying properties, modernising them and selling them. A key component to achieve these returns is looking to see where true value can be added, increasing value is paramount here. His view on this is that while it generates substantial income it also gives the opportunity to allow faster growth within his portfolio. Having addition capital to invest gives a wider deal choice and opportunities to structure deals. "Having greater tools while in front of a motivated seller allows you the facility to be more creative especially if you can offer a solution to their current situation." STRUCTURING SOLUTIONS  Over the years he has been able to structure deals which has helped the seller which in turn helped him dramatically reduce initial capital to acquire the property. "The key is to focusing on them, the seller and come to a win, win scenario." Achieving this has added numerous properties to the portfolio.  With a deal seeing what is really there gives Chris an edge. Where most people see a single outcome in a deal Chris likes to look for multiple outcomes across strategies. As his experience has developed the confidence has taken him into larger projects which can deliver multiple opportunities. Understanding the finance and tax implication can give additional advantages. Having bought a portfolio with land created multiple flip opportunities which resulted in the land cost him nothing, free land. Having free land gave him further choices around planning. Sell with planning or build out and sell with a decision based on whichever gives the greater return for time/money invested. MENTORSHIP, COACHING AND TRAINING Chris has been mentoring property investors since 2007. He himself had the benefit of a mentor and fully understands how it accelerates your portfolio growth, "money well spent" and that's from a Scotsman....! "It was a privilege to be asked and was something I had wanted to do, so I enthusiastically jumped at the chance." Being able to pass on market experience, as well as working with people to develop the best strategy for them is extremely rewarding. Sometimes it's the smallest thing that creates the biggest impact and it does not matter if you are new or have some experience in property, accessing another person's experience is a springboard to a new set of outcomes, for the better.

I am Felicia and I am the founder of Shimmering Light. I have learnt a few of holistic therapies, such as Reiki, crystal healing. As well as mediumship and psychic art. I have recently created an online Holistic shop, as part of Shimmering Light umbrella. I am pretty sure that this path found me more than once. But only until am i ready for this journey. Lessons learned? I don’t know, but what I do know is, is that I’m still learning. Just like you are. From when I was young, I was surrounded by the spirit world, essential oils, reiki and crystals. My Mum, learned Reiki and worked with essential oils. Both sides of my family have the intuitive gift, see Spirit and have a knowing. From a young age, it was noticed that had been gifted with mediumistic/psychic skills. In my late teens, I shut down my mediumship. The reason being because no one understood the world I saw. I couldn’t explain things I had already seen and how I knew things, that I couldn’t possibly know. I guess I wanted to be “normal”. But is only when you get older, you learn to accept yourself for who you are. Around 3 years ago (2015), when my Grandmother died; was the time my mediumship started opened back up. Bit by bit, therapies started to pop up. A few months after the funeral, I booked on to a Reiki course — level 1. Which opened my sense up more. The difference this time was I felt ready for it. I joined an open development circle. Went on to do Reiki level 2 and then I was invited into the closed development circle. On top of that, I started to learn spiritual healing. I wanted to know the difference between Reiki and Spiritual Healing. I continued to develop my mediumship and psychic art skills at the Arthur Findlay College, Stansted. My journey didn’t stop there! After Reiki 2, I created a business. Just like that, October, 2015 - Shimmering Light was born. Little did I know, the plans spirit had for me! After 6 months, of being a business I had signed up for my first exhibit at Olympia, April 2016. The one thing about being spiritual, and dealing with energy, is that you never have an idea when your vibration is going to change. In 2016, I was suffering with severe depression and anxiety. I was signed off work for a total of 6 months. I was lost in my own darkness. I focused on the darkness rather than the stars which was showing. Now, I reflect back on it, I find myself wondering if my depression was triggered because I found something I got satisfaction from but I didn’t own it. I felt tied to my Monday - Friday job. I stuck at it because I felt like I had to. Until June 2018, I took the leap of faith. I left that job, with nothing under me. I’m letting the universe catch me. Writing this has given me a little awakening. The more I fought against my soul’s desires the more I fell sick. The stronger my will came to follow what I really wanted to do, I became happier and hardly sick.

We are passionate about enaging people of all ages in ecological issues, natural history and wildlife. We run Community Events such as Moth Breakfasts (opposite) and Community Mothing and have run courses for schools, youth groups, community organisations and home schoolers. We have a multitude of illustrated talks which have gone down a storm at local gardening clubs and Women’s Institutes. We even appeared as a guest lecturer at Birmingham University – examples are listed here The Nomadic Museum of Natural History is a combination of street theatre and education tool. Formulated out of an idea of a ‘Cabinet of Curiosity’ and the plethora of natural history items in our house it slowly became a 1m long transportable natural history museum. We have since taken in all over the country to festivals, events and private functions. Primarily a botanist he has developed skills as an all round naturalist. He has been commissioned on work involving Newt and reptile relocation and survey work at Moredon Park, Swindon Bat monitoring on the Bats in Churches project, Herefordshire Meadow restoration projects in Peterchurch, Herefordshire Badger mitigation work at Snodhill Castle, Herefordshire A summary of his skills is available here Teaching Trees For over 20 years, Teaching Trees been connecting schools with local woodlands across England and Wales. We have been employed to run the programme for Herefordshire and Worcestershire which we have done since 2017. It is funded by the Royal Forestry Society and aims to connect children to woodlands and get them to understand the trees, wildlife and production of timber that are essential for all our health. For more details please visit their website. Traditional Crafts We can offer a range of traditional and modern crafts. However we are experts at introducing people to Wool craft and tour the country as the Woolly Circus. All aspects of wool are covered: wet felting, needle felting, weaving, spinning and preperarion of fleeces. We also offer Green Woodworking courses which include Whittling to make spoons and other items from greenwood with axe, knife and crook knife. We are adept at many crafts and in the past have run workshops in knotwork, origami, willow weaving, pewter smithing with cuttlefish, sewing, leatherwork, stone age craft, decoupage and home made toileteries. We are available to run craft activities at festivals, events, parties and groups.
