Enable seeks to address the question “what do people need in order to get back in the driving seat of their lives”? Enable exists to support, coach and mentor forward. Ultimately the journey and the choices remain that of an individual. We will help, however, to help identify skills, strategies and community to help someone fully engage with life. Each Journey is individual and the process starts from exactly where a person is. We take time to get to know our participants. Each six-module programme uses the same model; but crucially is individually tailored. With empathy we listen, and walk with, those on the programme though to a place of empowerment. About Maree Kivlichan Maree is the founder and managing director of Enable. Maree has a wealth of experience helping others to overcome barriers and achieve their goals. They gain a sense of identity and belonging. Maree Kivlichan "In my role of Operations Manager working on DWP funded programmes I worked very closely with Maree Kivlichan. The purpose of the programs was to move clients forward to a position where they had improved their lives and then and (hopefully) into work. Maree impressed me on many occasions with her ability to engage with clients who in the main had many challenges facing them. The large majority of these clients were lacking in motivation and self-belief and would lay out their issues (both real and perceived) before them whenever they were asked or expected to engage in anything. Maree was always very honest and truthful when discussing issues with clients however had a certain way with them which enabled Maree to engage with the clients in their current situation whilst having the skills to explore with the clients what their vision or goal was and then guiding them towards achieving this goal using small achievable steps. I can particularly remember Maree facilitating a small group of 6 extremely hard to help clients with multiple barriers that stopped them moving forward, one dropped out after the first day, the rest stayed for the whole programme and even requested to attend sessions with Maree after the course had closed, Maree continued to work with them and this resulted in all of the clients having moved forward in their lives (taken from evaluations at the time) and two actually gained meaningful employment."

ARDEN HANLEY                                                                          Arden Hanley is a property investor, business owner, consultant and trainer. Having experience across multiple property investment strategies and related businesses such as lettings management, sourcing and property consultancy. A landlord and business owner for 20 years, trainer, mentor and coach to the property industry for 12 years, member of the Property Educators Accreditation scheme, Arden has not only extensive experience in the industry, but also a track record of using that experience to train others to achieve their property goals. Buy To Let & Social Housing  With previous buy-to-let experience in Australia, Arden was immediately drawn to this as a primary strategy. Today, Arden has an extensive buy to let portfolio in the UK that he has built in Northampton, Nottingham and Hull. He has a range of houses for family lets, rented to both working tenants and within the social housing sector, and flats serving the young professional market. Arden says, “I think buy to let is the foundation of any successful property portfolio and this part of my portfolio was what allowed me to first achieve financial freedom. I think every investor needs to learn the fundamentals of buy to let, even if they ultimately choose to focus on other strategies within their portfolio because there are so many simple but important lessons to learn around being a good landlord and managing tenants effectively that you get from understanding this core strategy.”  HMO & Rent To Rent                         HMO was a natural progression from initial Buy to Let purchases to “increase my cash flow and take advantage of market conditions in my target area at that time being Nottingham.” With an extensive HMO portfolio, his preference are a larger number of smaller HMOs i.e. 4-6 tenants rather than a smaller number of large HMOs, although he has experience of both. How can an investor make this strategy work for them? “I believe HMO provides an excellent income stream and if done correctly can be a very stable income stream as well. I think the key to a successful HMO is setting it up correctly from the outset to make it as attractive and user friendly for tenants, and identify potential cost centres or savings before tenants go in and empowering my lettings agents to put together the right tenant mix to create a harmonious environment.”  Distressed Property & Adding Value  Every property that Arden has purchased has been distressed to some degree, as he says “I believe this is the one true route to make money out of property.” He has applied the lessons he has learnt on smaller projects as he has moved on to larger more complex investment properties. It’s also given him the opportunity to work with distressed sellers which he regards as a core skill in a property investor’s arsenal. As Arden says, “With a distressed seller, you are a solution provider trying to create a win/win situation where you can offer a route for the seller to sell the property that removes their financial burden, while at the same time offering an opportunity for you as an investor to make a fair profit.”  Commercial to Residential & Development                         As his confidence has grown, so has Arden’s willingness to commit to more complicated projects and he has successfully adopted commercial to residential conversions as a strategy since 2013 primarily working with either disused retail or office space which is in abundance in the UK. It’s not hard to see the appeal, as Arden says, “I find that there is a huge opportunity for value uplift in this strategy as the closer you get to effectively a shell, the more opportunities you have to make money.’                     Portfolios                    There are a number of options for approaching the acquisition of a portfolio, whether it’s title splitting a block of flats, via a freehold/leasehold strategy, organising a share buyout of a property company, or structuring a staggered sale to maximise buyer and seller value and tax savings. Arden has experience dealing with the simple acquisition of a portfolio to the complex and sometimes challenging world of dealing with portfolios in trouble, direct to owners, via agents, liquidators or administrators.                     Complimentary businesses and deal structuring  Having an interest in a lettings agency, experience running a sourcing business/property consultancy for 7 years and working with multiple business partners has taught Arden the value of building business clusters to support each other and working with business partners and private investors to make business happen. ‘Property deals can come together from your own resources, time and effort, but as your ambitions grow and the opportunities get bigger, it’s important to think about how private finance and joint ventures can create profit for you and your partners. I’d rather have a cut of something than the whole of nothing.’  Mentorship & Training               For Arden, it’s an honour to be invited to mentor to share his knowledge with others which provides enormous, personal satisfaction. Even though he’s not naturally outgoing, Arden admits that “As a self-confessed property geek, if you ask me questions about property, I’m happy to talk for days.” He encourages his mentees to “Soak up as much as you can from people who have done it before and been successful. Soak up the knowledge for sure, but also the motivation and mindset.” He concludes, “I don't think there is any better way to start in property than to work side by side with someone who has been where you are starting from and has proved how to make it work.”  CHRIS CORMACK Chris Cormack is a property investor and business owner with a vast experience working with people to develop their property investments and business growth. Helping people to succeed has been a large part of his business focus over the last 16 years as a mentor, trainer and coach. His understanding of the industry through building his own portfolio across a range of strategies enables him to work with clients around their goals so they achieve whichever outcome they are looking for. Chris is recognised within the property industry and is member of the Property Educators Accreditation scheme. From a standing start in November 2004 Chris built his property business across various strategies within the property industry. Property had a great appeal for 5 reasons: 1. Being his own boss  2. Recurring monthly income  3. Large lump sums of income 4. Long term capital growth 5. Opportunity to help others benefit from the same reasons 1-4. BUY TO LET & SOCIAL HOUSING  Chris believes "Buy To Lets are the foundation to any successful property portfolio because it's the quickest way to generate income while you learn the initial fundamentals of the business. Demand is high across the country for BTL which other strategies don't necessarily have. Within our portfolio we have a wide mix of tenants including families, couples, singles as well as fixed term guaranteed social housing contracts." Understanding the industry and our responsibilities is paramount and gives us the necessary grounding to progress income across other strategies. A number of his properties have been used as serviced accommodation through a commercial contract. These have resulted in guaranteed income, ensuring a hands off pain free outcome. HMO  Chris continues "For larger income, having HMOs brings considerable changes to your monthly bank account which was our natural progression. A major learning moving into HMOs was all the necessary fire requirements and additional management needs. These of course add costs which are not present with your BTL's. Having this knowledge prior to committing to this strategy is important along with a deep understanding of who will be your tenant market. Generally this is less flexibility so more targeted research initially is imperative to achieve your successful outcome. ADDING VALUE & FLIPS Lump sums of income is an area Chris has targeted when buying properties, modernising them and selling them. A key component to achieve these returns is looking to see where true value can be added, increasing value is paramount here. His view on this is that while it generates substantial income it also gives the opportunity to allow faster growth within his portfolio. Having addition capital to invest gives a wider deal choice and opportunities to structure deals. "Having greater tools while in front of a motivated seller allows you the facility to be more creative especially if you can offer a solution to their current situation." STRUCTURING SOLUTIONS  Over the years he has been able to structure deals which has helped the seller which in turn helped him dramatically reduce initial capital to acquire the property. "The key is to focusing on them, the seller and come to a win, win scenario." Achieving this has added numerous properties to the portfolio.  With a deal seeing what is really there gives Chris an edge. Where most people see a single outcome in a deal Chris likes to look for multiple outcomes across strategies. As his experience has developed the confidence has taken him into larger projects which can deliver multiple opportunities. Understanding the finance and tax implication can give additional advantages. Having bought a portfolio with land created multiple flip opportunities which resulted in the land cost him nothing, free land. Having free land gave him further choices around planning. Sell with planning or build out and sell with a decision based on whichever gives the greater return for time/money invested. MENTORSHIP, COACHING AND TRAINING Chris has been mentoring property investors since 2007. He himself had the benefit of a mentor and fully understands how it accelerates your portfolio growth, "money well spent" and that's from a Scotsman....! "It was a privilege to be asked and was something I had wanted to do, so I enthusiastically jumped at the chance." Being able to pass on market experience, as well as working with people to develop the best strategy for them is extremely rewarding. Sometimes it's the smallest thing that creates the biggest impact and it does not matter if you are new or have some experience in property, accessing another person's experience is a springboard to a new set of outcomes, for the better.

Miss Scarlett is the owner and manager of Droxford Montessori, establishing the school in 2014. Miss Scarlett has over 15 years of experience in Early Years Education and her passion for Montessori began in 2005 after a work experience placement Certified with a full Montessori International Teaching Diploma and Early Years Teacher Status, Miss Scarlett is the school's special educational needs coordinator and leads all staff practice in safeguarding. Miss Scarlett is currently on maternity leave. Miss Helen Miss Helen is our Montessori School Manager and having lived in France for some years loves to share her love of France with the children. “I have worked in childcare and education for over 20 years qualifying in NVQ level 2 and 3, Montessori international diploma and a range of training including Senco. I have had varied roles including working in schools managing a baby room and caring for children with autism, physical disabilities and palliative care. I started working at Montessori in 2006 and fell in love with the ethos as well as my Montessori family. Every day is a learning experience not only for our children but me too.” Miss Lucie Miss Lucie is our Deputy Manager and vholds her Early Years Teacher Status achieved at Portsmouth University. She has previously run Ofsted rated ‘Outstanding’ early years setting’s and has worked at Droxford since 2015. Miss Lucie is a mummy of two little ones, both of whom have attended Droxford Montessori. Having previously trained in Food Hygiene Miss Lucie carries out our weekly cookery lessons using products from our allotment when possible as well as introducing a mindful approach to healthy happy eating. Miss Lucie is fabulous at being creative and loves gardening and spending time on the allotment with the children.. Miss Zoe Miss Zoe is an excellent dancer and loves throwing some moves with the children. “My daughter joined Miss Scarlett’s school in 2015 and totally embraced the Montessori ethos thoroughly enjoying her time in the setting. I thought the principle involved, in particular the child led activities, learning through play and nature were very beneficial. I have now taken this forward into my current NVQ training.” Miss Lorraine Miss Lorraine is our Resources Manager and has worked as a Montessori teacher for over 15 years. “I did my training alongside Miss Helen and we have worked together ever since. I too fell in love with the ethos and have enjoyed many years working alongside and learning from the most amazing and talented children. I was part of the team originally that helped set up and open Droxford school with Miss Scarlett and it has been lovely to watch it grow into the outstanding setting it has become. I decided to step back from full time teaching two years ago and now work in the role of resources management (basically making the classroom look beautiful and a fun learning environment). Outside of school I am Married with one son, I am a qualified French Cuisine Chef and my hobbies include: fitness and mud runs. Allison Maxwell was first introduced to the great benefits of yoga 26 years ago while studying at university. She was pretty hyperactive, had frequent headaches and difficulty sleeping. A friend suggested she should try yoga, so they both joined the local College of Further Education class in Oxford. After just one course Allison was hooked and made it her priority to get to her weekly yoga class. Since then Allison has tried just about every type of yoga on offer and since qualifying as a teacher some 15 years ago has developed her own style that reflects her personality. Picture Picture Qualifications Allison's teaching qualification is from the British Wheel of Yoga (BWYDip) where she holds a diploma, which she completed in 2000. The British Wheel of Yoga is the UK’s largest yoga community and is renowned for it’s 500 hour yoga teacher training courses that are also accredited with the Yoga Alliance and take approximately two years to complete. Following this she trained to teach yoga to mother and babies and obtained a certificate from Cambridge Active Birth in 2002. She then went on to train to teach yoga to children studying with the Calm for Kids institute and completed this in 2005. As a qualified BWY yoga teacher Allison maintains a current First Aid certificate, is fully insured and attends regular CPD training days. The Yoga for Healthy Lower Backs Teacher Training course (YHLB-R), is accredited as a Recognized Centre of excellence in training and standards by The British Wheel of Yoga (the national governing body for yoga for Sports England and Sports & Recreation Alliance UK) - view www.yogaforbacks.co.uk. How yoga helped me - Allison's own words " During my role as Health Clinic Manager in a busy private clinic in central London, my health started to suffer. I often worked 12-hour days, managing staff, dealing with clients and meeting press deadlines. The one aspect of my life I never gave up was my regular yoga classes and I found that yoga was an escape from my busy schedule enabling me to 'recharge my batteries' for the next week ahead. With so many of my high flying clients suffering with addictions to alcohol and anti-depressants, I was so glad I found yoga as my release from stress! Following this I decided to study for a Master's degree at Southampton University. On completion of my MSc in Public Health Nutrition I decided to treat myslef to a yoga retreat in South India. I had no idea of the impact it would have on my life and it was life changing in many ways. Firstly, I had been plagued by almost daily headaches for over fifteen years, since suffering a neck injury from a trampolining accident at school. On my return to England my headaches has disappeared. Despite spending a fortune on other therapies over the years it was yoga that got rid of them! Also I felt more in control, happier and focused for the first time in my life. The positive impact yoga had on my life inspired me to train to be a yoga teacher. The first yoga class I taught was for Lewisham Council in London, for a group of people suffering stress and anxiety. I was thrown in at the deep end and it was a memorable experience. However, I was delighted at the benefits enjoyed by many members of the group. After moving to Berkshire I then taught in a variety of venues in Marlow, Wokingham and Reading, including Reading University (staff and students), schools, nurseries and exclusive health clubs and spas. In 2008 we moved to Colwall and shortly after we arrived I set up my first yoga class in my home and now offer two classes a week and one-to-one sessions. I also teach at three further classes in Malvern and run regular retreats at The Clover Mill Spa."

Sam Atkins Hi, I'm Sam and have been working within the media and education industry for twenty years. Following a successful career in TV production I was appointed the role of a broadcast journalist with the BBC. Whilst with the BBC (Nations and Regions) I was part of the development team that established the highly successful BBC News School Report and BBC Parachutes programmes working with young people to produce professional level news packages for BBC output. In 2008 I established C1 Media Ltd, a media in education business, and to date have engaged with over 6500 young people from primary, secondary special, college and higher education sectors. Within my first year of operation with the Arts Service at CfBT Education Trust, we also launched The Young Journalist Academy in 2008. This highly successful education programme provides professional level training for children and young people. Partnerships developed over the years for both the YJA programme and other projects include: The Royal Albert Hall, BBC, English National Ballet, RAF, The Guardian, Cirque du Soleil, National Theatre and Royal Opera House. Sara Bullimore I have been working in the arts and cultural sector for over 20 years and during this time I have developed not only my own professional skills but more importantly, created high quality opportunities for commuities to participate, learn and enjoy the role arts and culture play in our lives. Initiating, delivering and managing a vast range of artistic projects both as an independent freelance arts consultant and in previous roles as the Arts Development Officer at City of Lincoln Council and at National Dance Agencies in Nottingham and London, have helped me to understand the value and critical importance of collaboration and partnership working. In particular my personal passions are literature and dance - I fully believe in the transformative power meaningful participation in quality arts and culture can have on a person's life - regardless of age or ability! I have extensive experience working with mupltiple partners and funders on projects. Working for the City of Lincoln Council I created and managed the Cultural Sector Partnership - working with partners in the private and public sector, heritage, arts and sports to develop strategies, conferences and cross cutting artistic programmes and festivals. I have undertaken and continue to work independently with Lincolnshire County Council, Writing East Midlands, Lincolnshire Aviation Heritage, Shakespeare Schools Festival, Kazzum Theatre Arts, University of Lincoln, Lincoln Business Improvement Group and Arts Council of England to name a few.
