ARDEN HANLEY                                                                          Arden Hanley is a property investor, business owner, consultant and trainer. Having experience across multiple property investment strategies and related businesses such as lettings management, sourcing and property consultancy. A landlord and business owner for 20 years, trainer, mentor and coach to the property industry for 12 years, member of the Property Educators Accreditation scheme, Arden has not only extensive experience in the industry, but also a track record of using that experience to train others to achieve their property goals. Buy To Let & Social Housing  With previous buy-to-let experience in Australia, Arden was immediately drawn to this as a primary strategy. Today, Arden has an extensive buy to let portfolio in the UK that he has built in Northampton, Nottingham and Hull. He has a range of houses for family lets, rented to both working tenants and within the social housing sector, and flats serving the young professional market. Arden says, “I think buy to let is the foundation of any successful property portfolio and this part of my portfolio was what allowed me to first achieve financial freedom. I think every investor needs to learn the fundamentals of buy to let, even if they ultimately choose to focus on other strategies within their portfolio because there are so many simple but important lessons to learn around being a good landlord and managing tenants effectively that you get from understanding this core strategy.”  HMO & Rent To Rent                         HMO was a natural progression from initial Buy to Let purchases to “increase my cash flow and take advantage of market conditions in my target area at that time being Nottingham.” With an extensive HMO portfolio, his preference are a larger number of smaller HMOs i.e. 4-6 tenants rather than a smaller number of large HMOs, although he has experience of both. How can an investor make this strategy work for them? “I believe HMO provides an excellent income stream and if done correctly can be a very stable income stream as well. I think the key to a successful HMO is setting it up correctly from the outset to make it as attractive and user friendly for tenants, and identify potential cost centres or savings before tenants go in and empowering my lettings agents to put together the right tenant mix to create a harmonious environment.”  Distressed Property & Adding Value  Every property that Arden has purchased has been distressed to some degree, as he says “I believe this is the one true route to make money out of property.” He has applied the lessons he has learnt on smaller projects as he has moved on to larger more complex investment properties. It’s also given him the opportunity to work with distressed sellers which he regards as a core skill in a property investor’s arsenal. As Arden says, “With a distressed seller, you are a solution provider trying to create a win/win situation where you can offer a route for the seller to sell the property that removes their financial burden, while at the same time offering an opportunity for you as an investor to make a fair profit.”  Commercial to Residential & Development                         As his confidence has grown, so has Arden’s willingness to commit to more complicated projects and he has successfully adopted commercial to residential conversions as a strategy since 2013 primarily working with either disused retail or office space which is in abundance in the UK. It’s not hard to see the appeal, as Arden says, “I find that there is a huge opportunity for value uplift in this strategy as the closer you get to effectively a shell, the more opportunities you have to make money.’                     Portfolios                    There are a number of options for approaching the acquisition of a portfolio, whether it’s title splitting a block of flats, via a freehold/leasehold strategy, organising a share buyout of a property company, or structuring a staggered sale to maximise buyer and seller value and tax savings. Arden has experience dealing with the simple acquisition of a portfolio to the complex and sometimes challenging world of dealing with portfolios in trouble, direct to owners, via agents, liquidators or administrators.                     Complimentary businesses and deal structuring  Having an interest in a lettings agency, experience running a sourcing business/property consultancy for 7 years and working with multiple business partners has taught Arden the value of building business clusters to support each other and working with business partners and private investors to make business happen. ‘Property deals can come together from your own resources, time and effort, but as your ambitions grow and the opportunities get bigger, it’s important to think about how private finance and joint ventures can create profit for you and your partners. I’d rather have a cut of something than the whole of nothing.’  Mentorship & Training               For Arden, it’s an honour to be invited to mentor to share his knowledge with others which provides enormous, personal satisfaction. Even though he’s not naturally outgoing, Arden admits that “As a self-confessed property geek, if you ask me questions about property, I’m happy to talk for days.” He encourages his mentees to “Soak up as much as you can from people who have done it before and been successful. Soak up the knowledge for sure, but also the motivation and mindset.” He concludes, “I don't think there is any better way to start in property than to work side by side with someone who has been where you are starting from and has proved how to make it work.”  CHRIS CORMACK Chris Cormack is a property investor and business owner with a vast experience working with people to develop their property investments and business growth. Helping people to succeed has been a large part of his business focus over the last 16 years as a mentor, trainer and coach. His understanding of the industry through building his own portfolio across a range of strategies enables him to work with clients around their goals so they achieve whichever outcome they are looking for. Chris is recognised within the property industry and is member of the Property Educators Accreditation scheme. From a standing start in November 2004 Chris built his property business across various strategies within the property industry. Property had a great appeal for 5 reasons: 1. Being his own boss  2. Recurring monthly income  3. Large lump sums of income 4. Long term capital growth 5. Opportunity to help others benefit from the same reasons 1-4. BUY TO LET & SOCIAL HOUSING  Chris believes "Buy To Lets are the foundation to any successful property portfolio because it's the quickest way to generate income while you learn the initial fundamentals of the business. Demand is high across the country for BTL which other strategies don't necessarily have. Within our portfolio we have a wide mix of tenants including families, couples, singles as well as fixed term guaranteed social housing contracts." Understanding the industry and our responsibilities is paramount and gives us the necessary grounding to progress income across other strategies. A number of his properties have been used as serviced accommodation through a commercial contract. These have resulted in guaranteed income, ensuring a hands off pain free outcome. HMO  Chris continues "For larger income, having HMOs brings considerable changes to your monthly bank account which was our natural progression. A major learning moving into HMOs was all the necessary fire requirements and additional management needs. These of course add costs which are not present with your BTL's. Having this knowledge prior to committing to this strategy is important along with a deep understanding of who will be your tenant market. Generally this is less flexibility so more targeted research initially is imperative to achieve your successful outcome. ADDING VALUE & FLIPS Lump sums of income is an area Chris has targeted when buying properties, modernising them and selling them. A key component to achieve these returns is looking to see where true value can be added, increasing value is paramount here. His view on this is that while it generates substantial income it also gives the opportunity to allow faster growth within his portfolio. Having addition capital to invest gives a wider deal choice and opportunities to structure deals. "Having greater tools while in front of a motivated seller allows you the facility to be more creative especially if you can offer a solution to their current situation." STRUCTURING SOLUTIONS  Over the years he has been able to structure deals which has helped the seller which in turn helped him dramatically reduce initial capital to acquire the property. "The key is to focusing on them, the seller and come to a win, win scenario." Achieving this has added numerous properties to the portfolio.  With a deal seeing what is really there gives Chris an edge. Where most people see a single outcome in a deal Chris likes to look for multiple outcomes across strategies. As his experience has developed the confidence has taken him into larger projects which can deliver multiple opportunities. Understanding the finance and tax implication can give additional advantages. Having bought a portfolio with land created multiple flip opportunities which resulted in the land cost him nothing, free land. Having free land gave him further choices around planning. Sell with planning or build out and sell with a decision based on whichever gives the greater return for time/money invested. MENTORSHIP, COACHING AND TRAINING Chris has been mentoring property investors since 2007. He himself had the benefit of a mentor and fully understands how it accelerates your portfolio growth, "money well spent" and that's from a Scotsman....! "It was a privilege to be asked and was something I had wanted to do, so I enthusiastically jumped at the chance." Being able to pass on market experience, as well as working with people to develop the best strategy for them is extremely rewarding. Sometimes it's the smallest thing that creates the biggest impact and it does not matter if you are new or have some experience in property, accessing another person's experience is a springboard to a new set of outcomes, for the better.

Hello and welcome. My name is Pamela Roberts. I am an award-winning creative producer, historian, Fellow of the Royal Society of the Arts, Fellow of the Royal Historical Society, Eccles Centre Visiting Fellow at the British Library, and the Founder and Director of Black Oxford: Untold Stories. BACKGROUND I set up Black Oxford Untold Stories after a crude insult from a member of staff at the Oxford City Tourist Information Centre. They blatantly refused to acknowledge that Black people studied at the University. Instead, stating the only contribution Black people had made to the University city was to the transportation system in driving the buses and working in the car factory. The insult was my impetus to find out more information about the university's black scholars. What I found was the university was known for its numerous heads of states, academics, writers, scientists, politicians, philosophers. The name of Percy Bysshe Shelley, Oscar Wilde, C.S. Lewis, Margaret Thatcher, Harold Wilson, and Bill Clinton are familiar to many. But what about its Black scholars? Oxford University has seen many African, African-Caribbean, African-Americans, and Black British scholars pass through the hallow halls and colleges of the illustrious university. Christian Frederick Cole, the first Black African scholar at the university in 1873; Kofoworola Moore, the first African woman to achieve a degree from St Hugh’s College in 1935, Alain LeRoy Locke, the first Rhodes Scholar to attend the university in 1907, Grantley Adams, a student of St. Catherine’s, went onto become the first Premier of Barbados. The list is endless. Black Oxford Untold Stories was born. BLACK OXFORD UNTOLD STORIES Black Oxford Untold Stories celebrates the contributions and legacies of Oxford University's Black scholars from the turn of the 20th century to the present day. Over the years, Black Oxford Untold Stories has contributed significantly to disrupting the traditional narrative and visual imagery of Oxford University by challenging the attitudes and perception of the University's staff, students, faculties, and broader communities that historically Black students did not study at the University. I facilitate this work by delivering workshops, lecture programmes, on-line lectures, producing events and creative projects and through my book, Black Oxford the Untold Stories of Oxford University's Black Scholars (Signal 2013). Black Oxford Untold Stories achievements include My seminal work as the initiator for formal recognition for Christian Frederick Cole, the University of Oxford's first Black student, 1873. The acquisition of the first Black Oxford memorial plaque at University College. The plaque was unveiled in 2017 by Sir Ivor Crewe, Master, University College, to commemorate Cole's significant achievements. Writing, producing, and directing the first film about Christian Cole, England's first black barrister, filmed on location at University College, University of Oxford, The Inner Temple, and honour of filming and hosting the screening at the Old Bailey. Initiating the placing of a photograph of Kofoworola Moore, Oxford University’s first African woman scholar at St Hugh’s Colleges. I had the honour of unveiling the photograph with the Vice-Chancellor of the University of Oxford and the Principal, Dame Elish Angiolini. I was convinced that I couldn't run, not even for a bus! However, I was persuaded to join a beginners running group and it turns out that I can. If I can, then anyone can! I particularly like trail running but spend as much time training on the roads. As part of the Rugby Core Team you can find me at parkrun most Saturdays as anything from Run Director to Tail Walker! UKA Coach in Running Fitness (Trail) UKA Leader in Running Fitness (LiRF) UKA Coaching Assistant BSc (Hons) Health Studies L3 Learning and Development L3 Forest School Leader Outdoor First Aid D B S Enhanced Certificated I began running about 4 years ago in a local running group and made the same ‘rookie’ mistakes that most people do, in that I wanted to sprint before I’d learned to run. However, I took onboard my errors and built up gradually, finishing some 5km and 10km runs in 2016/7, vowing never to want to reach a Half Marathon or beyond. Hmmm! Having had a nasty sprain injury in 2017, I had to take a back seat from running for over a year (much of which was down to my own reluctance to get help! Thank you Laura @ LMC Physio), but I’ve now regained most of my previous running fitness level and have since completed a couple of Half Marathons with at least one more long race booked in for 2019. I regularly volunteer at Rugby parkrun, invariably with a camera in my hands, which I thoroughly enjoy. Having this qualification will mean I can pass on my enthusiasm for running to others and start them on their own running journeys. As a fully-qualified paramedic and avid Wolf Runner, she is a great addition to the group, assisting us with the new sector of trail running for Step It Up. UKA Leader in Running Fitness (LiRF) D B S Enhanced Certificated It’s simple, I’m addicted to running, I certainly didn’t start out this way, in fact I used to say I didn’t have the build for running and actively avoided it. When my local gym had to close the pool to repair the roof, I needed to find another way to get my exercise in the morning, at the same time I convinced a friend to come and give park run a go with me. After that first run walk 5k, I was hooked. I got out a few times each week, doing 30 mins of run walk & soon developed the stamina for a full 5k I joined SIU because I saw that they did Adventure Runs which sounded like great fun and after my first session, I knew this was a club I’d enjoy being part of. At SIU everyone is encouraged to do their individual best but we stay together as a group, supporting one and other, no one is ever left behind, or made/allowed to feel that their best isn’t good enough. Shamanism is a way of life of our ancestors understand the connection to our Ancestors and spirits of nature that exist outside and inside us. Shamanism is the oldest spiritual path on the planet, it is in our roots. Wherever we live, all dimensions are real and everything in our world has a spirit, a life force. Walking this path deepens our communication with our Earth Mother and all that is. Within shamanism there are time tested healing practices which can guide our way to attaining balance and connection in the life journey that we are walking - "Rites of Passage" and "Handfasting" to help you to pass into the new phases of your life and just some of the ceremonies that can help you find your place or help you to embrace a new phase in your life. Connecting with creation can make us more balanced, and therefore healthier in mind, body and spirit. Shamanic journeying and life-energy restoral: the foundation of shamanic healing is the use and connection to the drum. The steady heartbeat of the drum carries us to the other worlds, to other realities. It is on this journey that the shaman encounters the healing powers, connects with the life force and can help to facilitate the healing process of mind body and spirit. With the use of the shaman's horse (the drum) a level of awareness can be entered at will, in which inner, spiritual realities can be perceived and experienced. A shaman journeys into the landscape of the person they are journeying for, always with the right intent and with their permission to determine what help is needed. Sometimes they can bring back a lost fragment and restore it to the individual, providing the person with the opportunity to integrate it within the totality of their being. They can also bring power allies back with them to help aid the healing process. During our life we can have traumatic events. These events can cause us to become out of balance. We bury them deeply within us and hold onto them. We send an aspect of our self into hiding. Within the journey we can seek out and find these fragments, return them. The shamanic journey is a powerful one. With experience one can travel to their own landscapes, look for their power animals, seek guidance, knowledge and interact with non-ordinary reality. Drum healing & drum washing: the drum is used like a scanner, and one is able to tune into the energy of the drum as it is passed over the person's body. It shows us the weakness of certain points throughout the body. Drum washing is a wonderful cleansing of the body. With the vibration of the drum the sound waves penetrate the aura and the physical body to bring about healing. It is a refreshing and invigorating experience. Science has proven that a constant, rhythmical drum beat can boost the immune system and relieve stress and tension within the body. Shamanic divination: divination opens doors, it is a guide to finding ones own answers. We all have the answers to the questions we seek within our own selves. Sometimes, however, we feel a need for guidance from someone else. Divination will help to show you to the door, but you must walk through it. Gaining knowledge and wisdom comes from our own experience.

I founded Helen’s Driving School in 2009. Initially teaching on my own, I was joined by Jacqui in January 2020, due to the growing number of pupils on my books. Together we worked under the umbrella of Helen’s Driving School and strive to get all our pupils to pass first time. Since surviving all the challenges the pandemic brought, Jacqui and I decided 2022 was a good time to change the set up of the driving school into a partnership and create Top Hat Driving School. I am passionate and enthusiastic about safe and eco friendly driving, and enjoy sharing these skills with my pupils and I thoroughly enjoy meeting such a variety of people. Having lived in Bristol all my life, I have great local knowledge of both Bristol and surrounding areas, including the test areas. Lessons with me are always relaxed and friendly with a laugh or two along the way. I pride myself on my approach to teaching and I feel that with my style pupils learn quickly and successfully because they feel at ease. I have taught many nervous pupils over the years and have found the best way to overcome the fear and nerves experienced whilst learning to drive is simply to maintain a calm and relaxed atmosphere in the car at all times. It is normal to feel anxious and as I have much experience in dealing with pupils anxiety, and have many tools and techniques to help manage these feelings whilst driving. Over our lessons, I will help you build your confidence and develop your driving skills to enable you to become a safe and confident driver for life. Jacqui Barr I worked in the film and tv industry for many years, but in a complete right turn (pun intended!) decided to retrain as a driving instructor. I qualified in 2018, and absolutely love the job. Every day is different, and I look forward to spending time with my pupils who teach me just as much as I teach them. I met Helen in the Avonmouth Test Centre at the end of 2019 and thought she was brilliant. She asked whether I would be interested in driving for Helen’s Driving School and of course I lept at the chance. The pandemic hit almost immediately, and lessons ground to a halt. Weathering the storm has not been easy, but (in the main) we have come out the other side: Helen and I decided we wanted to reflect the changes we’ve been through, and so created Top Hat Driving School. In addition to becoming an instructor, in 2019 I took a further exam with the Institute of Advanced Motorists (IAM) to become an Advanced Driver, putting a spotlight on driver safety and skills. I bring these advanced driving techniques to my teaching, as well as being assessed as a DVSA grade A instructor (Standards Check 2021). I am conscious of Climate Change and the impact driving has on the environment. Therefore I am commited to giving all my learners methods for driving in a more eco-friendly way, reducing our impact on the environment, and saving money too. I carbon offset all my annual mileage with Carbon Footprint, choose petrol over diesel, and in the not too distant future intend to go fully electric.

The Nest Southwest is a not-for-profit, social enterprise, community interest company. It was set up in Devon by local women to support other women and girls through the major life transitions of menstruation, pregnancy, birth and menopause by providing social, emotional and informational support. Our Vision & Mission Our vision is to live in a world where women and girls feel empowered and fulfilled at each stage of their life. We want to be part of creating a cohesive society where these rites of passage are honoured as gateways of personal development as well as biological milestones. Our mission is to provide social, emotional and educational support, to improve well-being and self-esteem. We support women, girls and people who menstruate through menstruation, pregnancy, childbirth, and menopause. We believe in intersectional feminism by promoting gender justice and racial justice. We are anti-racist and pro-trans rights. We believe in equality for all genders. We offer compassionate peer support, and provide a safe, nurturing environment to explore emotional and physical literacy as we pass through these rites of passage. There is no right or wrong way to go through these gateways, they are as individual as we are. But we don’t have to do it alone. What a different place our world will be if we felt belonging, supported, and respected as we welcomed ourselves to the next stage of life! Our History The seeds of this dream had been swirling for some years before finding a place to land. The Nest was officially registered as Community Interest Company in October 2019 by Hazel Acland, Jodie Wilkerson and Nancy Osborne. Together they launched their first project in March 2020 just as the covid-19 pandemic was sweeping the world. Plans quickly adapted to this new reality and became a weekly online wellbeing group to bring together pregnant and birthing people in the Exeter and East Devon area. The group has evolved to create a perinatal peer support network, training mums to support other mums through matrescence from pregnancy to parenting. The Nest has grown in other areas as well – starting to deliver services around menstruation and menopause support, with much more in the pipeline! We’d call these sets or scenes if we worked in the glamorous worlds of TV or theatre – but sadly we don’t! We have a hospital, vets, baby nursery, supermarket, café, construction site, library, baby play area, art studio and outdoor explorer zone. Each one filled with high quality toys, props and dressing up kits – specially sourced and impeccably clean. What Makes Us Different? We’re often asked whether we’re a playgroup or a drop in toddler play session. Yes, we have toys to play with, things to dress up in and caffeine on tap but our village is about much more than that… Our play sessions have been specially designed by an expert in early years education to help children learn and develop through play. Each of our areas provides them with the tools to develop socially and learn more about themselves, their peers and the world we live in. And whilst this is about education and development, our key priority is having fun. That means fun for everyone. There are no adult wallflowers here. Parents and carers are welcomed into our village and actively encouraged to lose their inhibitions and play together with their children in a way that’s often just not possible at home. And whilst we love our village and all the characters who live in it, we realise it’s good to shake things up a bit from time to time. That’s why we often invite guests to play – dinosaurs, pirates, mermaids, unicorns and dragons – to name a few. We also mark events and the seasons as we pass through the year. Laying The Foundations It was back in 2007 when I started teaching my first ever class that the first foundations of the Play Village were laid. Watching the children in my reception class acting out real-life scenarios in the role play corner, I realised the true value of learning through play. I’d always worked hard to create engaging and realistic areas in which the children could let their imaginations run free. I absolutely loved teaching and gained six fantastic years of experience before having my first child. When my son was 2, I found at weekends it was really hard to find fun, exciting places to take him. It was on one cold, dreary Sunday afternoon in February that the idea of running pop up role play events came into my head along with the name Pop Up Play Village! I thought about it for many months after this vision and it wasn’t until after my daughter was born in June 2016 that I decided it was time to go for it by opening up the world of mobile role play to children and their parents in my local area. Of course, Pop Up Play Village didn’t pop up overnight and as with any build, a great deal of research and testing came before. I wanted every element of the village to be the best it could possibly be and so sourcing the right toys and props took time. Safety, durability and play-ability were key and thankfully, as well as many years of teaching experience behind me, I had two excellent testers in the shape of my children – who were inspiration and guinea pig in equal measure! The doors finally opened on Pop Up Play Village in 2017 and we’re proud to say we’ve undergone huge expansion since. We’re now popping up all over Berkshire, Buckinghamshire, Hampshire and Oxfordshire. We run sessions for families and schools, entertain children at weddings and events and host their birthday parties. We’ve already been accredited by the Approved Franchise Association and also have the support of two major high street banks – Lloyds and NatWest. But we’re not sitting back. We’ve got ambitious plans and there’s plenty more to be done if we are to bring the Pop Up Play Village experience to many more families across the country and beyond.
