I, Alex La Via, was inspired to set up Live More Offline after noticing the impact of digital technology in my work and home life. Digital wellness is about using technology in a way that brings us closer to the things and people we value rather than being distracted away from our goals. Examples of unhelpful digital habits can be the extra episode of Netflix which leaves us feeling tired the next day, digital notifications that get in the way of focused work or scrolling time away yet feeling we don't have the time for the things we love. I am passionate about helping people to create a relationship with technology that is on their terms and creates the life they want! Alex La Via The Live More Offline approach is rooted in the evidence base of mindfulness and neuroscience. Drawing on research emerging on the impact of digital technology on focus, memory, creativity, empathy, wellbeing and sleep, to name just a few areas. I have experienced the 'always on' culture first-hand, within my corporate career, and understand the challenges of managing the blurred line between work and home life. In addition, I noticed my greatest challenge with technology on relocating to Yorkshire in early 2018 and being between jobs. At this time, I started spending more time on social media and Netflix. I’m Matthew and I’ve been helping my students succeed at school and university since 1992, including over 13,000 hours of one-to-one tuition to over 400 students. My philosophy is: more than higher grades. I teach A level Maths and Further Maths, A level Statistics, and A level Physics. At GCSE level I have worked very successfully with students aiming for a grade 6 and above. I also help undergraduates on courses with mathematical content, such as Economics and Business Studies. My focus is on achieving high grades through understanding the material. I tailor my approach depending on individual needs and interests and I believe in making the subject as simple and enjoyable as possible. I am enthusiastic, friendly and approachable. You can read a fuller version of what I said here. UCAS + OXBRIDGE ADVICE It is not enough simply to do well at A level, of course: students need to be given the tools to succeed at university. To that end I take a very full interest in their education generally. As one student recently put it, I am “so much more than just a maths tutor”. For example I give guidance and support with university entrance, including the UCAS personal statement, applying to Oxford and Cambridge, and interview preparation, and I have personal experience of working in both the legal and accounting professions. ACADEMIC HISTORY + TEACHING EXPERIENCE I have an outstanding academic record and over twenty-five years experience as a teacher and examiner, during which I’ve received excellent feedback from my students and their parents. I have tutored over 400 students in Harrogate: that’s over 13,000 hours of one-to-one teaching since I started tutoring in 2006. FEES My fees are £220 per month, which covers four one-hour lessons and ongoing continuous support and help outside of lesson time. I do whatever I can to help my students succeed: I’ve even answered messages from a frantic student at midnight, and I’m always happy to talk to parents and guardians. Kids in Kathmandu Nepal (KIKN) charity has been set up to provide help and support to orphans and disadvantaged children and young people, mainly living in and around the Kalimati area in Kathmandu. The Objects of the Charity are: To relieve the poverty of orphaned and disadvantaged children and young people in Kathmandu Nepal by the provision of clothing, equipment and other goods for daily living, and To advance in life and relieve the needs of orphaned and disadvantaged children and young people in Kathmandu Nepal by providing support, facilities and activities which assist in advancing their education and developing their skills, capacities and capabilities to enable them to participate in society as mature and responsible adults. The Charity has two main strands of work: The first is the sponsorship of individual children from both the Save Lives Foundation Orphanage and from local schools. In December 2018, our sponsors are supporting 31 children and young adults. The second is to enhance educational opportunities by improving infrastructure and facilities at two local schools, and a home for disabled children. The Charity’s income comes from the sponsors of individual children, from fund raising events, from grants for specific projects, and one-off and regular donations from its supporters. Sponsorship pays for the school fees, all the educational materials and school uniforms required for the sponsored children’s schooling. In addition, those sponsored children who are living at home are each given an emergency lamp and a specially made table to enable them to continue studying during the regular power cuts in the long winter evenings. We purchased a small generator for the orphanage, where eight of the sponsored children live. We now have sponsored children entering higher education, and the Charity is committed to fund the additional fees and maintenance, whilst studying for degrees or other vocational courses. To date KIKN has two graduates, four undergraduates and fifteen doing A-level equivalent. Schools: We fund infrastructure and equipment projects and breakfast clubs at The Shree Neel Barahi School, Lubhoo School, Ishwor School, Shree Buddha School, Saraswati School and the Adarsha School. We also fund 0.5 salary of a computer teacher and a karate teacher at Shree Neel Barahi School, following the purchase of 35 computers and the installation of solar panels (due to daily power cuts). We were greatly assisted by grants from Futures for Kids, a UK charity. Extra-curricular Activities: All sponsored children are offered the opportunity to attend English tuition classes. At the Shree Neel Barahi School, we fund karate and Nepalese dancing classes, open to all pupils at the school. Chief Officer/Founder, Lai See Chew, visits Kathmandu each year to ensure that the Charity’s funds have been distributed and utilised according to the Charity’s Objects, as approved by the Trustees. The first BOA Training and Education Strategy document was published in 2012. It set out an action centred approach to development work across four community domains and eleven projects. A year later we have taken the opportunity to refresh the strategy in the light of work completed, and some new initiatives reflecting the ever changing dynamic of surgical training and education. The BOA focuses its training and education resources on: Development of the T&O specialty training curriculum. Construction and delivery of an annual trainee instructional course, geared to a four year FRCS (Tr and Orth) cycle. Awards of fellowships and prizes. CESR courses for SAS surgeons aspiring to gain entry to the specialist register. Delivery of training the trainer and educational supervisor instructional courses. Delivery of MSK clinical assessment skills courses for those in Core Training. Revalidation of all T&O surgeons through our annual Congress with a series of clinical and other instructional content geared to a five year cycle. The development of our e-learning capability for both specialty training and broader revalidation purposes. The need for continuing pace The shape and diversity of the healthcare work force is evolving rapidly: all elements are doing more with less in order to contain NHS expenditure at a sustainable level. T&O in particular faces a unique set of challenges and the BOA has developed an action plan through which to address them: full details are contained in our Practice Strategy. Focused on high quality care for patients against the backdrop of a 15% and growing capacity gap in elective orthopaedics, the action plan highlights the need for better patient pathways, enhanced implant surveillance, strong partnerships between providers of acute care, multidisciplinary teams working seamlessly across the primary and secondary care divide, and clinical culture change within the T&O community. All this needs to be instilled in surgeons from the outset of their careers, and the challenge for the BOA as a Surgical Specialty Association is to identify, recruit, educate and nurture the best talent from medical schools and throughout their formative and specialty training in order to create sufficient: High quality T&O capacity with surgical capability in depth to meet future demand. Future clinical academic capacity to sustain the UK’s T&O research capability. The rationale for this is set out in the BOA Research Strategy In addition, we need to: Care better for our patients throughout their treatment pathways by engaging effectively and productively with General Practitioners, Nurses and Allied Health Professionals with an interest in orthopaedics. Accordingly we continue to broaden the scope of our training and education work. This will be essential if we are to encompass more fully the needs of the T&O community and the wider musculoskeletal multi-disciplinary team. Achieving this through an action centred, project based approach to Training and Education .

Buy To Let & Social Housing  With previous buy-to-let experience in Australia, Arden was immediately drawn to this as a primary strategy. Today, Arden has an extensive buy to let portfolio in the UK that he has built in Northampton, Nottingham and Hull. He has a range of houses for family lets, rented to both working tenants and within the social housing sector, and flats serving the young professional market. Arden says, “I think buy to let is the foundation of any successful property portfolio and this part of my portfolio was what allowed me to first achieve financial freedom. I think every investor needs to learn the fundamentals of buy to let, even if they ultimately choose to focus on other strategies within their portfolio because there are so many simple but important lessons to learn around being a good landlord and managing tenants effectively that you get from understanding this core strategy.”  HMO & Rent To Rent                         HMO was a natural progression from initial Buy to Let purchases to “increase my cash flow and take advantage of market conditions in my target area at that time being Nottingham.” With an extensive HMO portfolio, his preference are a larger number of smaller HMOs i.e. 4-6 tenants rather than a smaller number of large HMOs, although he has experience of both. How can an investor make this strategy work for them? “I believe HMO provides an excellent income stream and if done correctly can be a very stable income stream as well. I think the key to a successful HMO is setting it up correctly from the outset to make it as attractive and user friendly for tenants, and identify potential cost centres or savings before tenants go in and empowering my lettings agents to put together the right tenant mix to create a harmonious environment.”  Distressed Property & Adding Value  Every property that Arden has purchased has been distressed to some degree, as he says “I believe this is the one true route to make money out of property.” He has applied the lessons he has learnt on smaller projects as he has moved on to larger more complex investment properties. It’s also given him the opportunity to work with distressed sellers which he regards as a core skill in a property investor’s arsenal. As Arden says, “With a distressed seller, you are a solution provider trying to create a win/win situation where you can offer a route for the seller to sell the property that removes their financial burden, while at the same time offering an opportunity for you as an investor to make a fair profit.”  Commercial to Residential & Development                         As his confidence has grown, so has Arden’s willingness to commit to more complicated projects and he has successfully adopted commercial to residential conversions as a strategy since 2013 primarily working with either disused retail or office space which is in abundance in the UK. It’s not hard to see the appeal, as Arden says, “I find that there is a huge opportunity for value uplift in this strategy as the closer you get to effectively a shell, the more opportunities you have to make money.’                     Portfolios                    There are a number of options for approaching the acquisition of a portfolio, whether it’s title splitting a block of flats, via a freehold/leasehold strategy, organising a share buyout of a property company, or structuring a staggered sale to maximise buyer and seller value and tax savings. Arden has experience dealing with the simple acquisition of a portfolio to the complex and sometimes challenging world of dealing with portfolios in trouble, direct to owners, via agents, liquidators or administrators.                     Complimentary businesses and deal structuring  Having an interest in a lettings agency, experience running a sourcing business/property consultancy for 7 years and working with multiple business partners has taught Arden the value of building business clusters to support each other and working with business partners and private investors to make business happen. ‘Property deals can come together from your own resources, time and effort, but as your ambitions grow and the opportunities get bigger, it’s important to think about how private finance and joint ventures can create profit for you and your partners. I’d rather have a cut of something than the whole of nothing.’  Mentorship & Training               For Arden, it’s an honour to be invited to mentor to share his knowledge with others which provides enormous, personal satisfaction. Even though he’s not naturally outgoing, Arden admits that “As a self-confessed property geek, if you ask me questions about property, I’m happy to talk for days.” He encourages his mentees to “Soak up as much as you can from people who have done it before and been successful. Soak up the knowledge for sure, but also the motivation and mindset.” He concludes, “I don't think there is any better way to start in property than to work side by side with someone who has been where you are starting from and has proved how to make it work.”  CHRIS CORMACK Chris Cormack is a property investor and business owner with a vast experience working with people to develop their property investments and business growth. From a standing start in November 2004 Chris built his property business across various strategies within the property industry. Property had a great appeal for 5 reasons: 1. Being his own boss  2. BUY TO LET & SOCIAL HOUSING  Chris believes "Buy To Lets are the foundation to any successful property portfolio because it's the quickest way to generate income while you learn the initial fundamentals of the business. Demand is high across the country for BTL which other strategies don't necessarily have. Within our portfolio we have a wide mix of tenants including families, couples, singles as well as fixed term guaranteed social housing contracts." Understanding the industry and our responsibilities is paramount and gives us the necessary grounding to progress income across other strategies. A number of his properties have been used as serviced accommodation through a commercial contract. These have resulted in guaranteed income, ensuring a hands off pain free outcome. HMO  Chris continues "For larger income, having HMOs brings considerable changes to your monthly bank account which was our natural progression. A major learning moving into HMOs was all the necessary fire requirements and additional management needs. These of course add costs which are not present with your BTL's. Having this knowledge prior to committing to this strategy is important along with a deep understanding of who will be your tenant market. Generally this is less flexibility so more targeted research initially is imperative to achieve your successful outcome. ADDING VALUE & FLIPS Lump sums of income is an area Chris has targeted when buying properties, modernising them and selling them. A key component to achieve these returns is looking to see where true value can be added, increasing value is paramount here. His view on this is that while it generates substantial income it also gives the opportunity to allow faster growth within his portfolio. Having addition capital to invest gives a wider deal choice and opportunities to structure deals. "Having greater tools while in front of a motivated seller allows you the facility to be more creative especially if you can offer a solution to their current situation." STRUCTURING SOLUTIONS  Over the years he has been able to structure deals which has helped the seller which in turn helped him dramatically reduce initial capital to acquire the property. "The key is to focusing on them, the seller and come to a win, win scenario." Achieving this has added numerous properties to the portfolio.  With a deal seeing what is really there gives Chris an edge. Where most people see a single outcome in a deal Chris likes to look for multiple outcomes across strategies. As his experience has developed the confidence has taken him into larger projects which can deliver multiple opportunities. Understanding the finance and tax implication can give additional advantages. Having bought a portfolio with land created multiple flip opportunities which resulted in the land cost him nothing, free land. Having free land gave him further choices around planning. Sell with planning or build out and sell with a decision based on whichever gives the greater return for time/money invested. MENTORSHIP, COACHING AND TRAINING Chris has been mentoring property investors since 2007. He himself had the benefit of a mentor and fully understands how it accelerates your portfolio growth, "money well spent" and that's from a Scotsman....! "It was a privilege to be asked and was something I had wanted to do, so I enthusiastically jumped at the chance." Being able to pass on market experience, as well as working with people to develop the best strategy for them is extremely rewarding. Sometimes it's the smallest thing that creates the biggest impact and it does not matter if you are new or have some experience in property, accessing another person's experience is a springboard to a new set of outcomes, for the better.

NINE ARCHES PRESS was founded in 2008 and emerged from an awareness of the local literary landscape and a desire to provide a platform for new and emerging poets. As a result, Under the Radar magazine was set up first, and Nine Arches Press swiftly moved onto publishing pamphlets by October of that year. By the following year we had brought out our first two full-length poetry collections, and a further batch of poetry pamphlets and issues of the magazine. Since 2008, Nine Arches has continued onwards and upwards, publishing poetry and continuing to develop Under the Radar magazine. In 2010, two of our pamphlets (The Terrors by Tom Chivers and The Titanic Cafe closes its doors and hits the rocks by David Hart, both now out of print) were shortlisted for the Michael Marks Poetry Pamphlet prize. Next, Mark Goodwin's book Shod won the 2011 East Midlands Book Award. In 2017, All My Mad Mothers by Jacqueline Saphra was shortlisted for the TS Eliot Poetry Prize. Our titles have also been shortlisted for the Michael Murphy Prize, and in 2016 David Clarke's debut poems, Arc, was longlisted for the Polari Prize. To date we have now published over seventy poetry publications, and 20 issues of Under the Radar magazine (and counting). In addition to publishing, we are keen to participate in the wider creative community of writing, listening, reading and sharing. We run regular creative writing workshops, and offer workshops and masterclasses at a variety of festivals. We also co-run Leicester Shindig, a bi-monthly poetry open mic night, at The Western in Leicester, and are involved in a variety of live poetry events both regionally and nationally. Nine Arches Press places a high value on good, concise editing and in working closely with all of our authors and poets to ensure high-quality publications that we will both be proud to put our names to. Our status as an independent press gives us freedom to take risks and closely support the writers whose work we really believe in. Nine Arches’ aim is to publish bold, diverse and distinctive new writing, an invitation to an adventure in poetry for our readers. When looking for new writers to publish, the priority is always towards work that will excite, surprise or delight readers. With eclectic and wide-ranging tastes inspiring and informing Nine Arches Press, we do not believe in defining a 'type' or genre of work to publish, beyond saying that the main criteria is to select high-quality original work with a unique voice all of its own. We are also keen to increase the amount of poetry we consider and publish by writers from diverse backgrounds, and actively encourage submissions from writers who have been traditionally under-represented in poetry publishing in the UK. Nine Arches Press is proud to have become a member of Inpress, the UK’s specialist in selling books produced by independent publishers, in January 2013 – our titles are now represented by Inpress and our trade distribution is handled by NBN International.
